About The Position

As a Property Maintenance Supervisor, you will be responsible for overseeing the maintenance and upkeep of properties within your assigned portfolio. This role requires a combination of technical expertise, leadership skills, and strong communication abilities to ensure that properties are maintained to the highest standards and that maintenance tasks are completed efficiently and effectively.

Requirements

  • High school diploma or equivalent; additional certification or training in maintenance or property management is preferred.
  • Proven experience in property maintenance, with at least 4 years of supervisory experience.
  • Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Excellent leadership and communication skills, with the ability to effectively manage a team and interact with tenants, property managers, and vendors.
  • Solid organizational and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  • Ability to work independently and make sound decisions under pressure.
  • Valid driver's license and reliable transportation.
  • Willingness to participate in on-call rotation for emergency maintenance issues outside of regular business hours.

Responsibilities

  • Supervise a team of maintenance technicians and ensure that they perform their duties effectively and efficiently.
  • Develop and implement maintenance schedules and procedures to ensure that all properties are properly maintained and in compliance with relevant regulations and standards.
  • Conduct regular inspections of properties to identify maintenance needs and ensure that issues are addressed in a timely manner.
  • Coordinate with property managers and tenants to schedule maintenance activities and minimize disruption to residents.
  • Oversee the procurement of materials, tools, and equipment necessary for maintenance tasks.
  • Train and mentor maintenance staff to enhance their skills and knowledge.
  • Monitor budgetary constraints and ensure that maintenance activities are completed within budgetary limits.
  • Implement safety protocols and ensure that maintenance activities are conducted in a safe manner.
  • Maintain accurate records of maintenance activities, including work orders, inspections, and repairs.
  • Stay updated on industry trends and best practices in property maintenance and incorporate them into the maintenance program.
