About The Position

Minnesota Assistance Council for Veterans (MACV) is a statewide nonprofit organization dedicated to ending Veteran homelessness in Minnesota. MACV offers comprehensive programs in housing, employment, and legal services to support Veterans and their families who are experiencing or at risk of homelessness. The organization operates with an annual budget exceeding $14 million and employs approximately 100 individuals across Minnesota. MACV Property Operations emphasizes teamwork, communication, and collaboration, employing a proactive maintenance approach to ensure Veterans have a positive and dignified living experience. This role is full-time, hourly, and non-exempt.

Requirements

  • Valid MN Driver’s License
  • Ability to work after or off-hours as needed for property maintenance/management.
  • Ability to work in a fast-paced and demanding environment that can fluctuate daily.
  • Must be flexible and able to shift work priorities on short notice.
  • Must be highly proactive, motivated, and take initiative to identify areas for improvement in housing/property management.
  • Effective time management and ability to meet deadlines.
  • May require use of personal vehicle; mileage will be reimbursed.

Nice To Haves

  • 2 years of apartment complex maintenance and/or handyperson experience.
  • Experience preparing units for Section 8 inspections.
  • HQS certification to guide rehab efforts.
  • Lead paint certification.
  • Ability to manage multiple projects simultaneously.
  • Strong verbal and written communication skills.
  • Strict attention to detail.
  • Ability to work well in a team and independently.
  • Veteran status or knowledge of veteran issues is preferred.
  • Proficiency in Microsoft Word, Outlook, Excel, and Teams.
  • Experience with client tracking or property management systems is a plus.

Responsibilities

  • Completing all service requests at the direction of the Operations or Property Manager.
  • Performing general maintenance at MACV-owned apartment complexes and assisting with residential homes as needed.
  • Assisting with tenant move-out and move-in inspections to identify maintenance issues.
  • Conducting quarterly maintenance walk-throughs in all units.
  • Cataloging maintenance requests from tenants and coordinating cost-effective repairs, which may include obtaining bids, hiring contractors (e.g., plumbers), and communicating repair progress.
  • Providing assistance to tenants to troubleshoot property-related issues, including hiring and working with professional services like plumbers, construction workers, and HVAC professionals.
  • Meeting vendors and contractors at apartment complexes and homes for routine and emergency service appointments.
  • Documenting all property maintenance/management actions in Salesforce, including tenant interactions.
  • Reviewing security camera footage to identify lease violations, address tenant safety concerns, and proactively identify tenant health/wellbeing and safety issues.
  • Working closely and communicating daily with service care teams and residential services coordinators on property maintenance matters.
  • Interacting with tenants via text, email, and phone.
  • Troubleshooting and solving various maintenance issues within resident apartment units and homes.
  • Assisting in the preparation of apartments for occupancy.
  • Keeping grounds free of debris and trash.
  • Providing excellent customer service to residents.
  • Resolving electrical, plumbing, and appliance repairs, installations, service, and replacements in a responsible and professional manner.
  • Addressing issues related to electrical circuits, receptacles, breakers, switches, and fuses.
  • Performing installation and minor repairs of appliances such as stoves, refrigerators, washers, and dryers.
  • Addressing issues with toilets, sinks, vanities, and disposals.
  • Performing minor carpentry repairs.
  • Performing minor painting and drywall repair.
  • Clearing drains and sewer lines up to 4 feet.
