About The Position

Raymour & Flanigan Real Estate manages more than 16 million square feet across retail showrooms, outlets, distribution centers, offices, and multi-tenant shopping centers throughout the Northeast. The Property and Construction Project Manager oversees an assigned portfolio of commercial properties and manages repair, maintenance, and improvement projects from initial need through completion. The role combines facilities management with small and midsized construction projects, typically lasting several days to one month and generally ranging from $10,000 to $100,000, with occasional larger assignments. The manager typically handles four to eight active projects while supporting the property portfolio. This is an owner-side role with authority to develop solutions, manage contractors, make day-to-day decisions, stop unacceptable work, and present recommendations directly to leadership. Work includes assessing conditions, defining scopes, comparing contractor proposals, coordinating approvals and schedules, and representing the company on active construction sites. The role also involves maintaining project records in Amana and using Microsoft Excel, Teams, and available AI tools. The position is based at the Field Support Center in Liverpool, New York. Travel to properties across the company's Northeast footprint is expected one to two times per month, with occasional overnight travel for project needs. The employee participates in a rotating after-hours response schedule for emergencies and priority situations. A college degree and professional certifications are not required. The company states that it cannot offer visa sponsorship and requires authorization to work in the United States without sponsorship now or in the future.

Requirements

  • At least 7 years of relevant experience in commercial facilities, construction, project management, or property operations.
  • Demonstrated ability to independently manage multiple projects and priorities with limited supervision.
  • Hands-on knowledge of commercial construction, building systems, or facilities operations.
  • Ability to review contractor proposals and identify missing scope, questionable pricing, or incomplete information.
  • Strong financial accountability, including comfort owning project budgets, approving invoices, and tracking spend.
  • Confident communication with contractors, business leaders, and internal partners.
  • Proficiency with Microsoft Excel, Outlook, Teams, or similar business platforms.
  • Willingness to participate in a rotating after-hours response schedule for emergency and priority situations.
  • Ability to travel to properties across the company's Northeast footprint; occasional overnight travel is required for project needs.
  • Ability to access roofs, climb ladders, and walk through active retail, warehouse, and construction environments.
  • Authorization to work in the United States without visa sponsorship now or in the future.

Nice To Haves

  • Experience in commercial construction, retail, warehousing, hospitality, or another occupied-building environment.
  • Familiarity with HVAC, roofing, electrical, plumbing, flooring, building-envelope, or life-safety systems.
  • Experience reading architectural drawings, site plans, specifications, or equipment schedules.
  • Understanding of construction sequencing, trade coordination, permitting, ADA, or building-code requirements.
  • Comfort with AI tools in daily workflows and interest in how technology improves construction and property operations.
  • A college degree and professional certifications are not required; field judgment, project ownership, and ability to learn are valued.

Responsibilities

  • Oversee day-to-day needs of an assigned portfolio of commercial properties.
  • Proactively identify repair, maintenance, and improvement needs; manage service requests from initial review through vendor assignment, follow-up, and completion.
  • Respond to priority issues, identify recurring problems, and develop longer-term solutions while maintaining properties that are safe, functional, clean, and welcoming.
  • Manage small and midsized property-improvement and construction projects, typically handling four to eight active projects alongside portfolio responsibilities.
  • Assess field conditions, define project needs, and translate operational requirements into clear scopes of work.
  • Solicit and compare contractor proposals, reviewing pricing, quantities, exclusions, and scope gaps; recommend contractors and coordinate purchase-order approvals.
  • Develop and monitor project schedules and coordinate work around store operations, deliveries, and customer access.
  • Represent the company at active construction sites and hold contractors to standards of safety, cleanliness, quality, and communication.
  • Manage punch lists, change orders, warranties, invoices, and project closeout documentation.
  • Maintain project records and updates in Amana, including budgets, schedules, proposals, photos, approvals, change orders, punch lists, and closeout documents.
  • Build and maintain relationships with general contractors and skilled-trade vendors, help expand the contractor network, and hold vendors accountable for responsiveness, pricing, workmanship, and schedule.
  • Resolve vendor concerns involving scope, quality, or payment, and coordinate with store and warehouse leaders, landlords, and internal teams.
  • Use Microsoft Excel, Teams, Amana, and available AI tools to organize and track work; monitor project costs, identify savings, and seek opportunities to combine similar work across properties.
  • Help test and shape new project-management capabilities introduced within Amana.
  • Participate in a rotating after-hours response schedule and travel to properties across the Northeast footprint as project needs require.
  • Complete projects on time and within budget, keep service requests and tasks moving, control unnecessary scope changes and costs, deliver quality work with complete documentation, and communicate clearly with stakeholders.

Benefits

  • Greater schedule consistency than contractor-side work.
  • A diverse portfolio rather than one project or one trade.
  • Direct ownership of projects from identification through completion.
  • Exposure to facilities, construction, financial management, and real estate.
  • Access to ownership and senior leadership.
  • Opportunities to influence systems and portfolio-wide standards.
  • A clear path toward senior project, portfolio, and departmental leadership.
  • Promotion based on performance, potential, and results, with opportunities to take on increasingly meaningful projects and develop into a future leader.
