About The Position

The Property Accountant will work with the Portfolio Controller to maintain the books and records for assigned properties. This role involves performing month-end close activities, preparing journal entries, variance analysis, and balance sheet account reconciliations. The accountant will also collaborate with Property Management teams to review financial results, discuss outstanding accounts receivable, and update forecasts. Additionally, the role includes monitoring purchase orders, processing invoices, and participating in the annual operating expense true-up process. Secondary responsibilities include monitoring tenant accounts, supporting Accounts Receivable, and participating in due diligence for acquisitions, dispositions, or financing. The accountant will also help maintain internal controls and policies, communicating any deficiencies to their supervisor. Other job-related duties may be assigned.

Requirements

  • Bachelor degree in Accounting or related field is required.
  • 1-3 years related accounting experience with increased responsibility and strong performance.
  • PC proficiency including Microsoft Office applications (Word, Excel, Outlook, etc.).
  • Ability to learn company specific software and adapt to new or changing software programs.
  • Familiarity with accounting systems such as Voyager is required.
  • Strong analytical, technical, interpersonal, and communication skills.
  • Demonstrated ability to manage and comprehend multiple and complex business transactions and documents simultaneously with good and possibly independent judgment.
  • Strong problem-solving skills.
  • Solutions-based approach to identified areas of opportunity.
  • Ability to work independently.
  • Working knowledge of GAAP and Sarbanes Oxley.

Nice To Haves

  • CPA Candidate preferred.
  • College graduate with COPT internship experience will be considered.

Responsibilities

  • Maintain books and records for assigned properties in conjunction with the Portfolio Controller.
  • Perform assigned month-end close activities for the assigned portfolio of properties.
  • Propose and/or record monthly journal entries, including rental revenue, CAM accrual, direct tenant billings, monthly operating expense contract accruals, and other operating expense accruals.
  • Prepare required variance analysis comparing actuals against budget and forecasts for current and prior periods.
  • Prepare Balance Sheet account reconciliations for review by the Portfolio Controller.
  • Resolve outstanding items using judgment and discretion.
  • Ensure internal controls are maintained.
  • Participate in recurring meetings with Property Management teams to review financial results, discuss outstanding A/R, and update quarterly forecasts.
  • Collaborate with and provide support to Property Management teams as needed.
  • Prepare and analyze budgets and forecasts with the Portfolio Controller.
  • Monitor and review purchase orders and pay invoices for timely payment, recording, and proper coding.
  • Participate in the annual operating expense true-up process to ensure accurate tenant billings or refunds per lease requirements.
  • Monitor tenant accounts for completeness and accuracy.
  • Support the Accounts Receivable function in resolving questions/issues.
  • Participate in the due diligence process for acquisitions, dispositions, or financing.
  • Assist in maintaining the internal controls and policies of COPT.
  • Communicate any deficiencies in controls to the Supervisor.
