About The Position

Block Real Estate Services (BRES), LLC is a full service commercial real estate company specializing in property management, brokerage, and real estate development. Our team is dedicated to delivering exceptional service and solutions to internal and external stakeholders; we are seeking a detail-oriented and dedicated Property Accountant to join our property accounting team. We are seeking a detail-oriented and motivated Property Accountant to join our team. This role is responsible for full-cycle accounting for a portfolio of office, industrial, and retail properties, ensuring accurate financial reporting and compliance with lease and management agreements. The Property Accountant will perform daily accounting functions, including cash management, revenue and expense review, invoice processing, and tenant billing. They will prepare monthly financial statements, reconcile general ledger accounts, and collaborate closely with property managers to ensure the financial integrity of each property.

Requirements

  • Bachelor’s degree in accounting, Finance, or a related field.
  • Minimum of 2 years of experience in property accounting or related roles.
  • Experience with Yardi preferred.
  • Strong proficiency in Yardi software.
  • Strategic thinking and problem-solving skills.
  • Effective communicator with the ability to explain complex financial data to non-accounting stakeholders.
  • Proficient in Microsoft Office Suite, with advanced Excel skills.

Responsibilities

  • Manage full general ledger accounting for assigned office, industrial, and retail properties.
  • Monitor daily cash activity, review revenues, expenses, receipts, and disbursements.
  • Process tenant billing, including monthly rent statements, chargebacks, and reconciliations.
  • Review, code, and select invoices for payment based on cash availability.
  • Prepare accurate and timely monthly financial statement packages for property managers and investors.
  • Reconcile general ledger accounts, including cash, receivables, prepaid assets, fixed assets, lender escrows, payables, accrued expenses, mortgages, and security deposits.
  • Post journal entries for expense accruals, tax accruals, prepaid amortization, and reclassifications.
  • Ensure accuracy of tenant charges and monitor tenant receivables, partnering with property management on collections.
  • Understand and apply tenant lease agreements, management agreements, mortgage documents, and operating agreements.
  • Review annual tenant expense reconciliations and support annual budget preparation processes.
  • Assist with year-end financial reconciliations and provide working papers for tax filings.
  • Communicate financial and operational issues promptly to supervisors.
  • Complete special projects and ad-hoc analyses assigned.
