About The Position

Colliers | Wisconsin is seeking a detail-oriented and analytical Property Accountant to support a portfolio of commercial real estate properties. This hybrid role is responsible for full-cycle accounting for assigned properties, including accurate financial reporting, budget management, tenant billing, and compliance with accounting standards. The Property Accountant works closely with Property Managers, clients, and tenants to provide financial services that support property performance and client satisfaction.

Requirements

At least 2 years of accounting experience.
Strong understanding of GAAP and financial reporting principles.
Advanced proficiency in Microsoft Excel.
Excellent analytical, organizational, and problem-solving skills.
Strong attention to detail and accuracy.
Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
Effective communication and customer service skills.
Ability to build strong working relationships with internal teams, clients, and vendors.

Nice To Haves

Bachelor's degree in Accounting, Finance, Business, or a related field.
Experience in commercial real estate, property accounting, or real estate finance.
Experience with Yardi, MRI, RealPage, or similar property management/accounting software.
Knowledge of CAM reconciliations, lease accounting, and commercial real estate operations.

Responsibilities

Prepare monthly, quarterly, and annual financial statements for assigned property portfolios.
Complete month-end and year-end closing processes, including journal entries and account reconciliations.
Analyze income statements, balance sheets, and general ledger activity for accuracy and completeness.
Reconcile bank accounts, operating accounts, and security deposit accounts.
Maintain accurate property financial records in accordance with company policies and accounting principles.
Assist Property Managers with annual budgets and operating forecasts.
Monitor actual performance against budget and identify variances.
Provide financial analysis and recommendations to support operational and strategic decisions.
Prepare and process tenant billings, rent adjustments, and additional rent reconciliations.
Calculate and reconcile Common Area Maintenance (CAM), real estate tax, insurance, and operating expense recoveries.
Review lease agreements and ensure lease terms are accurately implemented in the accounting system.
Respond to tenant and client inquiries about billing and account activity.
Review and process invoices for payment accurately and promptly.
Monitor accounts receivable balances and partner with Property Managers on collection efforts.
Maintain vendor records and ensure compliance with internal controls and approval processes.
Collaborate with Property Managers on financial operations and reporting requirements.
Prepare ownership reports and customized financial analyses as requested by clients.
Assist with internal and external audits.
Support property acquisitions, dispositions, and transitions as needed.
