About The Position

Olgoonik Management Services, LLC, a construction/engineering company specializing in facilities construction, operations and repair, is seeking candidates for the position of Project Manager. This role is for work to be performed on a multi-year project on the National Institutes of Health (NIH) Main Campus in Bethesda, MD and other NIH locations in Maryland.

Requirements

Bachelor’s degree in engineering or a construction related field and/or a minimum 10 years of project management experience.
Familiarity with Microsoft Office programs, RS Means and associated estimating programs, cost control, scheduling, etc. is required.
Minimum of ten years’ experience in construction, with an emphasis in project management and estimating for small to medium sized maintenance, repair, and minor design build construction projects.
Proficient with Microsoft Suite of products including, Word, Excel, Access and E-mail business software.
Must demonstrate a good attitude and ability to work as a member of a Team.
Position requires self-motivation and the ability to work effectively under a minimum of supervision.
Must be able to multi-task efficiently, work in a fast-paced environment on multiple projects, and have a strong attention for detail.
Excellent communicative skills.
Adept in managing multiple, minor construction contracts from concept to completion.
Proficient at interpreting design drawings and specification booklets.

Nice To Haves

Bachelor’s Degree is preferred but extensive government contract experience in lieu of will be considered.

Responsibilities

Participates in scoping sessions with the client, produce written proposals and detailed cost estimates, negotiate proposals with client, produce subcontractor bid packages and evaluate subcontractor pricing, administer and oversee subcontractor field activities, produces project schedules, etc. as required to effectively manage several projects at once.
Coordinates field work with other project managers, superintendents, and clients to ensure the smoothly on time completion of every project.
Reviews subcontractor material submittmits and shop drawings.
Prepares submittals for client approval.
Monitor field construction for submittal compliance.
Assure red line (as-built) drawings are kept up to date in the field. Process final red lines, warranty certificates, and equipment manuals for closing out of each project with clients.
Participate in the company safety program as well as required OSHA and Joint Commission regulations and training.
