We are seeking a Project Manager to support the delivery of capital improvement, renovation, and infrastructure projects ($1MM-$20MM+) with a highly technical operational environment with a leading technology client in South San Jose, CA. This individual will be part of a project team and assist in management from planning through completion, coordinating with internal stakeholders, design consultants, and vendors to ensure successful execution while minimizing impacts to ongoing operations. The ideal candidate will have experience managing technical projects, strong organizational and communication skills, and the ability to effectively navigate complex stakeholder environments. Must have R&D lab and data center experience with strong knowledge of MEP systems. Experience supporting infrastructure, technology, or mission-critical facilities is preferred.

Requirements

Knowledge and experience planning, managing & coordinating all aspects of project, scope and cost for multiple projects.
Demonstrated ability to monitor and re-evaluate scope throughout the project and recommend adjustments when necessary.
Experience collaborating with cost management group to provide accurate and timely cost estimates, cost studies, actual job cost reviews, and budget reconciliation.
Experience with Value Engineering
Ability to exercise creativity and resourcefulness in managing the project effectively in a compressed timeframe.
Utilize effective written and oral communication skills.

Responsibilities

Plan, manage, and coordinate all aspects of the project schedule, scope, and cost.
Value Engineer the project by identifying opportunities for savings and ensuring material substitutions are equal.
Manage the on-site project stakeholders.
Prepare Project Management plan and fee budget/proposal at the project outset.
Evaluate documents and communicate the client’s specific goals and expectations to all project team members.
Develop and communicate action plans that will lead the project team throughout the project, beginning with the initial Project Management Plan.
Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary.
Coordinate with cost management group for preparation of cost estimates, cost studies, actual job cost reviews, and budget reconciliation.
Organize and maintain framework for project team processes and record keeping of electronic and tangible documents.
Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently.
Ensure the project design management continues to follow the client project documents such as budget, scope, schedule, and client's design standards.
Prepare cost and revenue projections.
Perform Constructability Review to determine the reasonability of a build plan.
Develop and lead design management, procurement strategies, construction, fit-out, and closeout.
Contracts and claim negotiations.
Budget development and management.
Ability to run larger, more complex projects.
Effectively delegate project tasks to project management team.
Oversee the entitlement process for unoccupied construction sites to ensure appropriate zoning is obtained.
Lead the vision for project procedures and processes for running the project.
Other duties as assigned.
