About The Position

KIRCO MANIX is seeking an experienced Project Manager to join our construction team. This position is responsible for leading commercial construction projects from planning and preconstruction through execution and closeout, ensuring projects are delivered safely, on schedule, within budget, and to KIRCO MANIX's quality standards. We're looking for a proactive, organized construction professional who takes ownership of their projects, communicates effectively, and can successfully manage the many moving pieces involved in complex commercial construction.

Requirements

  • Approximately 5+ years of commercial construction project management experience.
  • Experience managing ground-up commercial construction projects strongly preferred.
  • Strong understanding of construction methods, sequencing, scheduling, budgeting, and project controls.
  • Experience managing subcontractors and coordinating multiple trades.
  • Ability to read and interpret construction drawings, specifications, contracts, and related documents.
  • Strong financial acumen with experience managing project budgets, forecasts, change orders, and cost reporting.
  • Excellent communication, leadership, organization, and problem-solving skills.
  • Ability to manage multiple priorities in a fast-paced construction environment.
  • Proficiency with construction project management and scheduling technology.
  • Willingness to travel to project sites as needed.

Responsibilities

  • Manage commercial construction projects from preconstruction through final completion and closeout.
  • Develop, maintain, and manage project schedules, budgets, forecasts, and overall project performance.
  • Coordinate with owners, architects, engineers, subcontractors, vendors, and internal project teams.
  • Manage subcontractor procurement, scopes of work, contracts, change orders, RFIs, submittals, and project documentation.
  • Partner closely with Superintendents and field teams to ensure projects remain on schedule and meet quality and safety expectations.
  • Monitor project costs, identify potential risks, and proactively address budget or schedule concerns.
  • Lead project meetings and maintain clear, consistent communication with clients and project stakeholders.
  • Review drawings, specifications, contracts, and other construction documents.
  • Manage change management processes, including pricing, documentation, approvals, and execution.
  • Support project billing, cost reporting, forecasting, and financial management.
  • Ensure compliance with contractual requirements, company procedures, and applicable regulations.
  • Build and maintain strong relationships with clients, subcontractors, consultants, and project partners.
  • Identify and resolve project challenges before they impact schedule, cost, quality, or client satisfaction.
  • Lead project closeout, including punch lists, turnover documentation, and final completion.
