About The Position

Olgoonik Management Services, LLC, a construction/engineering company specializing in facilities construction, operations, and repair, is seeking candidates for the position of Project Manager. This role will involve work on a multi-year project at the National Institutes of Health (NIH) Main Campus in Bethesda, MD, and other NIH locations in Maryland.

Requirements

  • Bachelor’s degree in engineering or a construction related field and/or a minimum 10 years of project management experience.
  • Familiarity with Microsoft Office programs, RS Means and associated estimating programs, cost control, scheduling, etc. is required.
  • Minimum of ten years’ experience in construction, with an emphasis in project management and estimating for small to medium sized maintenance, repair, and minor design build construction projects.
  • Proficient with Microsoft Suite of products including, Word, Excel, Access and E-mail business software.
  • Must demonstrate a good attitude and ability to work as a member of a Team.
  • Position requires self-motivation and the ability to work effectively under a minimum of supervision.
  • Must be able to multi-task efficiently, work in a fast-paced environment on multiple projects, and have a strong attention for detail.

Nice To Haves

  • Bachelor’s Degree is preferred but extensive government contract experience in lieu of will be considered.

Responsibilities

  • Participates in scoping sessions with the client.
  • Produce written proposals and detailed cost estimates.
  • Negotiate proposals with client.
  • Produce subcontractor bid packages and evaluate subcontractor pricing.
  • Administer and oversee subcontractor field activities.
  • Produces project schedules as required to effectively manage several projects at once.
  • Coordinates field work with other project managers, superintendents, and clients to ensure the smoothly on time completion of every project.
  • Reviews subcontractor material submittments and shop drawings.
  • Prepares submittals for client approval.
  • Monitor field construction for submittal compliance.
  • Assure red line (as-built) drawings are kept up to date in the field.
  • Process final red lines, warranty certificates, and equipment manuals for closing out of each project with clients.
  • Participate in the company safety program as well as required OSHA and Joint Commission regulations and training.
