About The Position

The Project Manager in Greensboro is responsible for the day-to-day execution of their assigned projects. This includes managing, coordinating, and supervising subcontractors, vendors, and personnel to ensure work is completed on time, within budget, and adheres to CIP’s quality standards. The Project Manager is also responsible for the oversight and support of the superintendent. The Project Manager will manage projects from permits through the final certificate of occupancy and turnover to the owner.

Requirements

  • A minimum of 4 years multi-family apartment construction
  • Experience with wood frame building types.
  • A demonstrated understanding of multifamily construction means and methods.
  • Must be able to maintain the flow of progress.
  • Willing to work the hours required to meet deadlines.
  • Proven ability to supervise multiple projects simultaneously
  • Demonstrated experience as a self-starter.
  • A proven employment record
  • Excellent references

Nice To Haves

  • A construction or architectural related degree is a plus.

Responsibilities

  • Develop and manage project schedules.
  • Participate in project meetings on site with subcontractors.
  • Visit project sites regularly to inspect quality, review sequencing of tasks, and ensure schedule adherence.
  • Coordinate design issues with Architect and Civil engineering team.
  • Review monthly pay applications for accuracy and confirm billings are accurate for work in place.
  • Review construction documents to ensure they meet project specifications.
  • Monitor construction progress to ensure subcontractors are on schedule.
  • Communicate issues or concerns.
  • Coordinate with all local utilities.
  • Coordinate and manage the design of electric utilities to the site and Cable/Internet to the site.
  • Manage and expedite the submittal process and check for compliance with the project requirements.
  • Manage and expedite the RFI process from subcontractors.
  • Document monthly progress by preparing a complete monthly progress report.
  • Actively pursue quick resolution of project issues. Resolve disputes promptly and professionally to maintain positive relationships.
  • Conduct material take-offs occasionally as needed for the purchasing department.
  • Coordinate delivery of owner supplied items.
  • Assist in local permitting process.
  • Review and process subcontractor change requests.
  • Review third party inspection reports and ensure deficiencies are corrected.
  • Coordinate unit walks with property management to ensure quality expectations are being met.
  • Ensure project is complying with safety regulations.
  • Travel required 25%.
