About The Position

Join Brookfield Residential as a Project Manager in Construction located in San Ramon, CA, and become part of a team devoted to crafting outstanding communities! This position plays a significant part in guiding the development of residential projects across Northern California. You will contribute significantly to budgeting, scheduling, and coordinating the regulatory and construction permitting processes. Your expertise will back our skilled Project Managers from the Director to Vice President level. This role requires travel to Roseville, CA to be on-site.

Requirements

  • 5-7 years of industry related experience in one or more or residential project management, design, development and/or commercial project management would be required
  • Bachelor’s degree or equivalent experience is preferred
  • Strong Reasoning and Analytical Skills
  • Proficiency in the MS Office suite, particularly Excel and Microsoft Project.
  • Strong attention to detail
  • Strong writing, organizational and interpersonal skills are sought.
  • Ability to read site and building plans and specifications
  • High degree of motivation, follow through and accountability is expected.
  • Ability to prioritize tasks and work effectively alone or on teams is critical.
  • Able to work with time sensitive material and meet multiple deadlines is essential.
  • A high capacity to multi-task and respond timely to action items is a prerequisite.
  • Excellent interpersonal skills and a focused attitude

Responsibilities

  • Support due diligence by estimating fees and consultant costs, coordinating consultants, preparing development budgets and unit activity schedules, and researching entitlement and policy documents.
  • Lead acquisition‑related budgets and schedules for DRE/HOA, consultants, and land development, and assist construction teams with A&E and development budget preparation.
  • Assist with the preparation of project application materials and early‑stage documentation.
  • Oversee day‑to‑day project operations by negotiating, directing, and leading consultants across planning, design, and development.
  • Resolve field issues with site teams to support sales, construction, and customer experience.
  • Prepare and maintain project cash flows, proformas, development schedules, and coordination documents for marketing, sales, and construction.
  • Tender, hire, implement, and manage consultant contracts and budgets.
  • Prepare applications for utilities, meters, postal codes, and condominium corporations.
  • Manage product development, including drawing revisions, code updates, and coordination of design changes.
  • Lead budget preparation, improvement plan/final map processing, and recordation.
  • Manage architectural, engineering, environmental, landscape, and construction approvals from design through permitting.
  • Ensure timely delivery of plans and specifications to design and construction teams.
  • Handle DRE processing, HOA formation, budget setup, and serve on HOA boards as required.
  • Process plans and permits through public agencies and present at Planning Commission, City Council, and other municipal meetings.
  • Track Conditions of Approval, improvement bonds, and regulatory clearances.
  • Coordinate project closeout items including municipal letters of credit, completion certificates, as‑built drawings, grading approvals, and HOA turnovers.
  • Work with Land & Planning and Finance to forecast project completion costs.
  • Manage bond issuance, exoneration, CFD formation, annexations, and reimbursements.
  • Oversee utility contracts and reimbursement processes.
  • Build and maintain strong relationships with regulatory authorities, consultants, builders, vendors, and political partners.
  • Monitor consultant performance against business plan expectations and maintain industry involvement and relationships.
  • Organize project files and documentation, meet with public officials, support site inspections, and travel to project locations as needed.
  • Coordinate with internal departments to resolve development and operational issues while promoting solid cross-functional relationships.
  • Attend staff, interdepartmental, consultant, and public agency meetings.
  • Provide support to mixed‑use or other Brookfield teams when required.
