About The Position

ARCO/Murray National Construction is seeking a highly motivated Project Manager with 1-5 years of experience to join their Special Projects team under the Tenant Solutions vertical in Downers Grove, IL. The Tenant Solutions team builds nationally and has a portfolio of entertainment or hospitality related tenant improvement and/or adaptive re-use projects. This role will focus on smaller, highly customizable special projects around the Chicagoland area, working with a team of Self-Perform Superintendents. The position will initially serve as a support role to the lead Special Projects Project Manager to facilitate acclimation to ARCO's methods.

Requirements

  • 1-5 years of experience working for a commercial sub-contractor or general contractor is preferred.
  • Ability to communicate effectively both verbally and in writing to internal and external stakeholders.
  • Ability to analyze, think critically, and problem-solve.
  • Demonstrated competency in effective negotiation and conflict resolution.
  • Flexibility to travel to client sites nationwide as needed.

Responsibilities

  • Support project management tasks as directed by the lead Special Projects PM.
  • Track COIs and meeting minutes.
  • Reach out to bid lists and compile bids.
  • Collaborate with clients and the design team to develop preliminary concept drawings and project budgets.
  • Participate in proposal meetings with clients to review scope of work and assist in writing contracts.
  • Identify and investigate opportunities for direct procurement of materials or specialty equipment when beneficial to project budget or schedule.
  • Process field work orders, review and track submittals, write and track RFIs, process pay applications, manage change orders.
  • Understand and manage the change order process, including negotiating contracts and change orders.
  • Contribute to making the construction process enjoyable for clients, subcontractors, and vendors while maintaining quality and safety standards.
