About The Position

Ryan Companies US, Inc. is seeking a full-time Project Manager I for their Denver, CO location. This role is responsible for the administration of assigned projects, including specific phases of project management under supervision. The Project Manager I will work with schedules, cost projections, contracts, and project status reports, and will manage and direct construction, operations, or maintenance activities at project sites. This position involves direct interaction with owners/clients, field superintendents, subcontractors, internal accounting, and the construction management team. Responsibilities include estimating quantities and costs, participating in sales presentations, design development, budget preparation, and project scheduling. The Project Manager I will share job cost responsibility with a supervising Project Manager or Director of Construction and will be responsible for preparing and controlling budgets, schedules, and bid documents, as well as negotiating and awarding subcontracts. The role also involves preparing profit projections, conducting jobsite coordination meetings, preparing job status reports, and managing project close-out duties. The position will work on low-rise and mid-rise projects ranging from $1 to $60+ million and requires domestic travel up to 50% of the time. The Project Manager I will supervise one Project Engineer Intern.

Requirements

  • Master’s degree in Civil Engineering, Engineering Management, Construction Management, or related field.
  • 24 months of experience in commercial construction with low and mid-rise buildings.
  • 24 months of experience in generating RFIs (Requests for Information) and tracking approvals.
  • 24 months of experience in monitoring and maintaining shop drawing logs and shop drawing coordination.
  • 24 months of experience in implementing project dimensional control requirements and field verifying dimensions.
  • 24 months of experience in coordinating and tracking vendor and subcontractor deliveries.
  • 24 months of experience in completing Punchlist inspections, recording Punchlist items, and monitoring completion of Punchlist work.
  • 24 months of experience in working with city and jurisdictional permit inspection processes.
  • 24 months of experience in coordinating MEPFP and architectural/structural clashes using the BIM model.
  • 24 months of experience utilizing all of the following tools/technologies/software: Procore, Textura, Nexus, Bluebeam, AutoCAD, Revit, and Navisworks.

Responsibilities

  • Responsible for administration of assigned projects, including specific phases of project management under supervision, working with schedules, cost projections, contracts, and project status reports.
  • Manage and direct the construction, operations, or maintenance activities at project site.
  • Work directly with owners/clients, field superintendents, subcontractors, internal accounting, and construction management team.
  • Estimate quantities and cost of materials, equipment, or labor to determine project feasibility.
  • Participate in owner/client sales presentations.
  • Participate in design development, budget preparation, and project schedule.
  • Share job cost responsibility with supervising Project Manager or Director of Construction and keep supervisor informed of efforts.
  • Prepare and control budget, schedule, and bid documents; negotiate and award subcontracts.
  • Help prepare profit projections.
  • Conduct jobsite coordination meetings and job status reports.
  • Conduct project close-out duties, including final cost, punch list, final billing, and final collection of fees.
  • Work on low-rise and mid-rise projects with size ranges of $1 - $60+ million.
  • Supervise 1 (one) subordinate with the following titles: Project Engineer Intern (1).
