About The Position

Aspect Development is a leader in construction and development, delivering high-quality projects through teamwork, innovation, and excellence. We’re seeking a Senior Project Construction/Development Manager to join our dynamic team and contribute to the success of our construction and development projects, with a strong focus on entitlement and development processes. The Senior Project Manager will oversee all aspects of construction and development projects, from initial planning and entitlements through construction and close-out. The role includes managing schedules, coordinating with subcontractors, ensuring compliance with regulatory requirements, and delivering projects on time and within budget. A key focus will be guiding projects through entitlement processes, securing permits, and managing relationships with government agencies and community stakeholders.

Requirements

  • Strong knowledge of entitlement and land use processes, including zoning, permitting, and environmental regulations.
  • Excellent verbal and written communication skills, including public speaking.
  • Strong interpersonal and customer service abilities to work effectively with internal teams, contractors, and external stakeholders.
  • Exceptional organizational skills and attention to detail.
  • Proven ability to manage time and meet deadlines under pressure.
  • Strong analytical and problem-solving skills.
  • Proficiency in Microsoft Office Suite, Microsoft Project, and project management software such as Procore or Autodesk Build PM.
  • Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or a related field.
  • Minimum of 10 years of experience in project management, with specific experience in development and entitlement processes.
  • Valid driver’s license and clean driving record.

Responsibilities

  • Manage all aspects of entitlement processes, including zoning approvals, land use permits, and environmental reviews.
  • Work closely with city planners, legal teams, and government agencies to ensure projects meet regulatory requirements.
  • Coordinate with architects, engineers, and consultants to prepare and submit applications for zoning, site plan approvals, and permits.
  • Attend public hearings and community meetings to present project plans and address stakeholder concerns.
  • Monitor and track progress of entitlements to ensure timely project initiation.
  • Develop, update, and maintain detailed project schedules.
  • Solicit material quotes, subcontractor proposals, and prepare agreements.
  • Review insurance requirements, certificates, and ensure contractual compliance.
  • Procure shop drawings and prepare material and project submittals.
  • Process RFIs and manage change order documents.
  • Prepare and review subcontractor payment requests and monitor job costs.
  • Administer project documentation and pay applications.
  • Apply for and secure building permits.
  • Attend project meetings and provide regular updates to stakeholders.
