About The Position

Bourn Companies is seeking an experienced Commercial/Retail Project Manager with 7+ years of construction, development, or project management experience to manage the execution of commercial and retail projects from planning and design through construction, tenant delivery, and closeout. As Commercial/Retail Project Manager, you will serve as an owner’s representative, coordinating general contractors, architects, engineers, consultants, tenants, and internal stakeholders to keep projects moving forward. You will maintain a strong command of schedule, budget, quality, scope, and project priorities while identifying issues early and driving them toward resolution. This role is ideal for a project manager who understands how commercial and retail projects come together, takes ownership of execution, and thrives in a fast-paced environment where priorities evolve and effective coordination matters.

Requirements

  • 7+ years of progressive construction, development, or project management experience
  • Demonstrated experience managing commercial and/or retail construction projects
  • Experience working directly with general contractors, architects, engineers, consultants, and other project stakeholders
  • Experience with retail development, tenant improvements, tenant coordination, or mixed-use projects required
  • Demonstrated responsibility for project schedules, budgets, contracts, change management, and project documentation
  • Strong knowledge of construction processes, permitting, project controls, turnover, and closeout
  • Proficiency with construction and project management software and tools
  • Ability to work in person and travel to project sites as required
  • Strong commercial and/or retail construction and project management experience
  • Working knowledge of construction processes, constructability, sequencing, permitting, inspections, turnover, and closeout
  • Experience managing project budgets, forecasts, cost controls, change orders, and commitments
  • Strong scheduling skills with the ability to manage milestones, dependencies, critical activities, and competing priorities
  • Experience coordinating general contractors, architects, engineers, consultants, vendors, and other project partners
  • Ability to read and understand construction drawings, specifications, contracts, scopes of work, and other technical project documents
  • Strong problem-solving skills with the ability to identify issues early, evaluate options, and drive solutions
  • Effective communication skills with the ability to keep internal and external stakeholders informed, aligned, and accountable
  • High ownership, organization, initiative, attention to detail, and follow-through

Nice To Haves

  • Experience with retail tenant coordination, tenant improvements, landlord work, and/or tenant delivery preferred
  • Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, Business, or related field preferred

Responsibilities

  • Serve as Bourn Companies’ owner’s representative for commercial and retail development and construction projects
  • Manage projects through design, preconstruction, permitting, construction, turnover, and closeout
  • Drive project schedules, milestones, budgets, forecasts, cost controls, and overall execution
  • Coordinate general contractors, architects, engineers, consultants, municipalities, utilities, vendors, tenants, and internal stakeholders
  • Monitor contractor performance and accountability for scope, schedule, budget, quality, and contractual commitments
  • Support design coordination, constructability reviews, estimating, value analysis, procurement, logistics, and project phasing
  • Coordinate retail tenant delivery, including landlord and tenant responsibilities, tenant improvement requirements, schedules, and construction interfaces
  • Review and evaluate proposals, contracts, change orders, pay applications, schedules, RFIs, submittals, and other project documentation
  • Identify project risks, constraints, and potential delays early and work with project partners to develop practical solutions
  • Lead and participate in project meetings, site walks, coordination meetings, and issue resolution
  • Maintain clear project documentation and provide concise updates regarding project status, budget, schedule, risks, and decisions needed
  • Work closely with Company leadership and internal teams to ensure projects support broader development objectives and operational requirements
