About The Position

Our client is one of the most established and fastest-growing landscape companies in the St. Louis region. Its family of businesses includes commercial landscape construction, design/build, maintenance, irrigation, exterior lighting and a wholesale nursery. The commercial division builds the outdoor environments behind major public and private projects: data centers, hospitals, city halls, community centers, parks, school playgrounds and athletic surfaces. It has delivered single projects worth more than $15 million. With a strong backlog of large projects starting this fall, the company is adding an experienced Commercial Project Manager to its team. The Commercial Project Manager owns commercial landscape and site construction projects from contract award through closeout. Most projects run between $200,000 and $1.5 million, with larger multi-million-dollar data center and municipal work in the portfolio. Working hand in hand with an assigned field superintendent, you run the business side of every job: scope, schedule, subcontractors, materials, change orders, owner relationships, monthly billing, and delivery at or under budgeted man-hours. This role is for a project manager who understands dirt, grading, plantings, hardscape and site work. Someone who can walk a job site and see how to save the company money, and who has the subcontractor and supplier relationships to solve problems fast.

Requirements

  • 5+ years of project management experience in commercial landscape construction, site work, hardscape or closely related commercial construction.
  • A proven track record managing commercial projects in the $200,000 – $1.5M+ range, several at a time.
  • Working command of scope management, change orders, subcontractor coordination, material procurement and progress billing.
  • Ability to read and interpret landscape, grading, civil and site plans.
  • Established subcontractor and supplier relationships in the St. Louis market.
  • Valid driver's license and clean driving record.

Nice To Haves

  • Degree in Landscape Architecture, Horticulture, Construction Management or a related field.
  • Experience on data center, healthcare, municipal, school or park projects.
  • Experience managing to man-hour budgets and job-costing systems.
  • Experience with playgrounds, artificial turf, water features or large-scale plantings.
  • OSHA 30; familiarity with estimating software and scheduling tools.

Responsibilities

  • Taking over projects from the estimating and pre-construction team once they close, then planning execution with the field superintendent.
  • Running several concurrent commercial projects: data centers, healthcare, municipal buildings, community centers, parks and school playgrounds.
  • Serving as the primary contact for owners, general contractors and landscape architects through the life of each job.
  • Protecting margin by managing each project to its quoted man-hours and finding smarter ways to build the work.
  • Review estimates and proposals from pre-construction before bid; verify hours, quantities and scope are complete, and sign off.
  • Build the project schedule and start date with the superintendent; sequence crews and subcontractors.
  • Coordinate and hold accountable all subcontractors, making sure they are on site in the right sequence and performing to standard.
  • Order and manage materials so the right quality and quantity arrive when needed.
  • Attend owner and GC meetings; manage communication, submittits and project documentation.
  • Identify unforeseen conditions, scope and price extra work, prepare change-order proposals, and negotiate them with owners.
  • Manage monthly progress billing (percent-complete pay applications) with the accounting department.
  • Track labor hours and job cost against budget and report forecasts to leadership.
  • Support the company's playground, artificial turf and school program as projects are awarded.
  • Travel occasionally for out-of-market projects (for example, Columbia, Kansas City or Tennessee). Most nights are spent at home.
