About The Position

The Project Manager – Building Services is an intermediate-level technical role supporting building condition assessments, property condition assessments, capital planning, and building performance projects across a variety of asset types.

Requirements

  • Architectural Technologist, Building Technologist, Engineer, Architect, or related designation.
  • 5+ years of experience in Reserve Fund Studies, Capital Planning, Building Condition Assessments, or related consulting services.
  • Architectural Technologist, M.A.A.T.O., CET, AScT, P.Eng., RICS or equivalent professional designation.
  • Strong understanding of building systems and life-cycle costing.
  • Experience preparing reserve fund cash flow projections and capital expenditure forecasts.
  • Excellent report writing and client presentation skills.
  • Valid Ontario driver's license and willingness to travel within Ontario.

Responsibilities

  • Perform reserve fund studies, performance audits, and building condition assessments for owners and operators of industrial, commercial, residential, and institutional properties.
  • Develop and manage detailed project plans, including scope, budget, schedule, and resource allocation.
  • Conduct on-site inspections and document building components, including site works, structural systems, building envelope, mechanical, electrical, plumbing, conveying systems, and interior finishes.
  • Prepare, review, and finalize technical reports, and effectively communicate findings and recommendations to clients, including leading client meetings as required.
  • Maintain clear and proactive communication with internal and external stakeholders, including managing scope changes, identifying project risks and challenges, and aligning expectations.
  • Assess component life cycles, estimate remaining service life, and recommend appropriate repair and replacement strategies.
  • Develop Class D (order-of-magnitude) cost estimates for identified capital repair and replacement programs.
  • Prepare and analyze reserve fund cash flow projections for short-, medium-, and long-term planning horizons.
  • Provide input on project execution strategies to enhance efficiency, quality, and technical delivery.
  • Support continuous improvement initiatives within the department, including data analysis, forecasting, and process optimization.
  • Assist with proposal preparation, including responding to RFPs and attending site visits as required.
  • Contribute to business development and marketing initiatives, including supporting client relationship management and identifying opportunities for new and repeat work.
  • Perform other duties as assigned.
