About The Position

Fraport USA is a subsidiary of Fraport AG, a major global airport operator. Fraport USA focuses on developing, managing, and operating concessions to enhance the customer experience at airports. They work with airport stakeholders to create unique airport environments through local food and beverage offerings, regional retail, and other services. The Project Manager for Airport Commercial Programs is responsible for overseeing tenant design and construction, coordinating build-out schedules to meet lease obligations, deadlines, and budgets. This role also involves managing Fraport's Capital Expenditure (Capex) program. The Project Manager will coordinate implementation schedules with airport teams, particularly the tenant design/construction and leasing managers. They will establish program controls to track progress, identify deviations from schedule or budget, and propose corrective actions. The Project Manager reports to the Director of Strategic Initiatives, who leads the Project Management Office.

Requirements

  • This role requires a strategic thinker with strong organizational skills who can effectively manage complex programs across multiple properties while ensuring tenant satisfaction and adherence to budgets, schedules and master leases.
  • Bachelor’s degree in construction management, Real Estate, or related field
  • At least 5 years of experience in program management, with focus on commercial real estate or tenant improvement projects
  • Strong understanding of construction processes and scheduling techniques
  • Excellent financial acumen and experience managing complex program budgets
  • Strong understanding of master lease structures and property management principles
  • Excellent knowledge of project management software and tools
  • Demonstrated ability to manage multiple high-value projects simultaneously
  • Strong leadership and interpersonal skills, with the ability to influence and motivate cross-functional teams
  • Excellent communication and stakeholder management abilities
  • Proficiency in financial management and budget control
  • Knowledge of relevant building codes, regulations, and industry standards

Nice To Haves

  • PMP or similar project management certification preferred
  • Driver’s License may be required and must be maintained.

Responsibilities

  • Coordinate and oversee multiple tenant construction projects simultaneously, ensuring alignment with master lease agreements
  • Working with lease administration and MRI property management system maintaining all lease information in one place to facilitate tracking of adherence of tenant design and construction obligations and reporting
  • Implement robust risk management framework including due diligence, protective provision and contingency planning. Identify, assess and mitigate risks associated with the implementation program
  • Develop, manage and maintain detailed budgets for each property and tenant improvement project
  • Establish and monitor construction timelines, synchronizing them with lease start dates and business operation schedules. Create and maintain interlocking schedules for multiple units and tracking interdependencies and progress
  • Coordinate with leasing teams and tenant design/construction coordinators to align construction schedules with new tenant commercial program phasing plans and sublease obligations
  • Manage relationships with tenants, contractors, and stakeholders to ensure smooth project execution
  • Implement and oversee quality assurance processes to maintain construction standards and adhere to project timelines
  • Ensure compliance with local zoning laws, building codes, and obtain necessary permits for all projects
  • Produce accurate and timely reporting on program status, including budget tracking and schedule updates
