About The Position

The Project Manager 4 manages the overall project direction, completion and financial outcome for assigned projects. Responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.

Requirements

  • Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.
  • Effective Communicator
  • Computer knowledge and efficiency, including Microsoft Office products
  • Proven experience in Manhattan document control and schedule software
  • Thorough understanding of the industry
  • Strong written and verbal communication skills
  • Good math/accounting skills
  • Strong management skills
  • Functions effectively as part of a team
  • Ability to develop or maintain relationships with clients
  • Ability to maintain discretion and confidentiality at all times
  • Dependability
  • Excellent time management and organizational skills
  • Strong decision-making/problem-solving skills
  • Comfortable public speaking skills
  • Understanding of contracts and risk management
  • Bachelor’s Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
  • 12 years of industry experience
  • Proven ability to manage multiple projects in excess of $50 million
  • Must have project experience in K-12 and institutional sectors.
  • Must have a valid Driver’s License.

Nice To Haves

  • Healthcare project experience is a plus.

Responsibilities

  • Practices implementation of Operation Zero and all Manhattan safety policies
  • Leads Strategy for difficult Change Order Negotiations with Subcontractors
  • Lead Claims Resolution
  • Direct/ Lead Procurement Process
  • Oversee Procurement Efforts- Lead Preparation of Subcontracts/Bid Packages
  • Oversee Project Close-Out
  • Oversees Management Subcontractor Performance to Ensure Outcomes
  • Oversight and Review of monthly Project Status Report
  • Leads Risk Management Strategies on Projects
  • Leads Strategy in Noticing the Owner to avoid risk-taking on the project for liens and claims.
