About The Position

Wimmer Communities is seeking a Project Coordinator to support the bidding, contracting, and management of Service Contractors and Capital Improvement Contractors. The ideal candidate will be a professional who is interested in joining a team that focuses on community involvement through charity campaigns and enjoys participating in team outings. Requirements

  • Minimum of five years project experience, capital projects
  • Good computer skills, working knowledge of Microsoft Office applications and use of web-based services
  • Ability to read and interpret monthly budgets and Financials

Nice To Haves

  • Experience with Yardi property management software a plus

Responsibilities

  • Draft scope of work documents, expedite the review process, and make necessary revisions.
  • Identify and procure necessary documents for the development of service contract RFPs and Contracts, such as floor plans, details, specifications, and equipment information.
  • Qualify and develop lists of bidders and bid out assigned projects and service contracts.
  • Prepare detailed bid comparisons for management review and approval.
  • Create "Authorization to Proceed" forms for management and obtain necessary approvals.
  • Update the Program of Work as needed.
  • Support the management of contractors and vendors to complete service contracts and project work.
  • Prepare schedules of all Subcontractor’s work as well as time durations.
  • Document subcontractor and vendor performance.
  • Support management when meeting necessary Subcontractors to discuss cost, quality, or time issues.
  • Communicate internally and externally as necessary to properly manage contractors from start to finish.
  • Maintain, and obtain when necessary, all project costs.
  • Review, track, and file Contracts, Purchase Orders, Change Orders, ATPs, Inspection Reports, and all other documentation necessary for successful contractor and project management.
  • Check, approve, and process invoices.
  • Promptly review cost revisions and prepare necessary change orders for approval.
  • Support the service contract and capital projects budgeting process from start to finish.
  • Support and lead assigned department improvement initiatives.
  • Support and participate in the commissioning process.
  • Perform all other duties and special projects as requested by the Director of Facility Management.
