About The Position

Product Insights Optimization Analyst Company: Thrive Communities, LLC Department: Business Analytics/Operations/Strategy/ Title: Product Insights & Optimization Analyst - Location: Remote Reports to: Director of Business Analytics/Operations Type: Full-Time Position Overview: Thrive Communities is seeking a highly analytical and detail-oriented Product Insights & Optimization Analyst to help drive data-driven decisions throughout our multifamily property management portfolio. The analyst will examine property, leasing, resident, marketing, operational and financial performance data to detect patterns, opportunities and areas for improvement. This person will work directly with operations, property-management, marketing, leasing and leadership teams to convert data into insights that can be leveraged to improve community performance, resident experience and operational efficiency.

Requirements

• Bachelor's degree in Business Analytics, Business Administration, Economics, Statistics, Finance or Marketing or equivalent experience accepted
• Experience in business analytics, operational analytics, product insights, property analytics or similar analytical functions.
• Strong analytical and problem solving skills
• Advanced Excel or spreadsheet skills.
• Qualitative, Quantitative Skills.
• Examine with care
• Excellent verbal and written communication abilities.
• Ability to communicate analytic results clearly to non-technical audience.
• Can juggle several assignments and work under pressure.
• Ability to operate independently and on a geographically dispersed team.

Nice To Haves

• Experience with multifamily housing, property management, real estate or hospitality is a bonus.
• Experience analyzing performance at the occupancy, lease, renewal, resident or property level.
• Experience with BI systems or data presentation.
• SQL or other data querying skills.
• Experience with CRM, property management, leasing or marketing softwares.
• Experience with executive dashboards and performance reporting.
• A/B testing and forecasting methodologies, benchmarking or optimization;

Responsibilities

• Community & ops review.
• Measure important performance indicators such as occupancy, leasing, renewals, resident satisfaction, marketing effectiveness and operations success.
• Identifying patterns, performance shortcomings and improvement opportunities.
• Prepare frequent management reporting, dashboards and analytical summaries.
• Analyze your lease and occupancy data to understand what is driving performance in the neighborhood.
• Evaluate marketing and lead generation performance to find possibilities for improvement.
• Review resident feedback and engagement data for common concerns or service opportunities
• Evaluate property management KPIs including pricing, leasing activity, renewal rates and other related factors.
• Understand major operational trends and monitor community performance.
• Conduct ad hoc analysis to address commercial and operational concerns.
• Simplify difficult data to the non IT specialist.
• Support property performance enhancement initiatives and resident experience.
• Determine the effect of changes in procedures, marketing, leasing or operations.
• Help leadership define suitable performance criteria and KPIs
• Comply with necessary requirements of analysis documentation and reporting
• Partner with Property Managers, Regionals, Marketing, Leasing, Finance and Senior Leadership.
• Identify opportunities to improve reporting, data integrity and analytics processes.
• Analyze and monitor the results of operational enhancements.
• Use company and resident data in compliance with appropriate privacy and security standards.
• Provide a safe and secure remote employment environment.
• Work individually and with groups of property and business organizations.
• Attend online meetings and presentations
• Confidential corporate, resident, financial and property information.
• Meet deadlines, reporting timescales.
• Employ appropriate communication techniques with interested parties in a number of situations.
