About The Position

From labor and supplies to equipment and margins—you see the story behind the data. Help us standardize pricing across our entire footprint as our next Pricing Analyst. As our Pricing Analyst, you will be the numbers-driven architect behind our commercial proposals. Positioned as the strategic bridge between Sales and Accounting, you will build, manage, and refine the pricing modules that determine how we bid on business. The ideal candidate has deep familiarity with pricing out facility services (Janitorial, Landscape, or Maintenance) and can dissect a contract down to its core cost drivers (labor, equipment, and supplies). Your mission is to ensure our pricing is competitive, accurate, and structurally standardized across our entire geographic footprint.

Requirements

  • 3+ years of experience pricing out facility services. Direct experience in Janitorial, Landscaping, or Building Maintenance service lines is highly preferred.
  • Expert-level skills in complex logical formulas (IF-THEN-ELSE), financial modeling, and troubleshooting broken calculations in Excel.
  • A sharp analytical mindset with a deep understanding of service-based labor and how operational levers (overtime, wages, supply costs) impact the bottom line.
  • The ability to navigate "dual loyalties" between Sales (who want to win the bid) and Accounting (who want to protect the margin).
  • Bachelor’s degree in Finance, Accounting, Economics, or a related field.

Responsibilities

  • Develop, maintain, and execute complex pricing modules and formulas to build accurate data for commercial proposals.
  • Analyze and price service lines across Janitorial, Landscape, and Maintenance. Identify discrepancies between divisions to create a unified, structured pricing model that protects profit margins regardless of location.
  • Deconstruct facility contracts into granular cost components—including equipment depreciation, labor rates, and supply costs—to ensure all "one-off" and recurring services are priced profitably.
  • Conduct ongoing pricing analysis and market benchmarking to ensure our bids remain highly competitive while maintaining strict alignment with corporate margin targets.
  • Translate raw financial data into actionable insights. Build and maintain high-level dashboards (Tableau) to monitor gross margin trends for leadership.
  • Partner closely with Business Development Managers (BDMs) and Operations to evaluate bids and renewals, seasonalize budgets into Adaptive, and manage data within internal ERP systems.
