About The Position

The Preventative Maintenance Technician performs scheduled preventative maintenance, inspections, and minor repairs to support the agency’s annual maintenance plan. This role helps ensure housing units and common areas meet HUD NSPIRE and HQS standards and remain safe, decent, and sanitary. The technician uses mobile technology to document inspections, manage work orders, and support seasonal and Ready-to-Rent efforts.

Requirements

High School Diploma or GED
One (1) year of building maintenance, construction, or related trade experience
Valid driver’s license
Ability to operate tablets and mobile applications
Ability to follow NSPIRE and HQS protocols
Subject to drug screening and background check

Responsibilities

Perform scheduled preventative maintenance (HVAC filter replacement, smoke and CO alarm testing, appliance safety checks)
Conduct semi-skilled maintenance in plumbing, electrical, carpentry, and general repairs
Identify developing maintenance issues and initiate corrective work orders
Conduct pre-inspections and routine walkthroughs
Support move-out, annual, re-inspection, and Ready-to-Rent inspections
Communicate deficiencies and coordinate follow-up actions
Use agency-issued tablets/mobile devices to document inspections and repairs
Record detailed notes, materials used, and work completed in the system
Maintain accurate maintenance and inspection records
Record and submit utility readings per schedule
Safely operate and maintain hand tools, power tools, and equipment
Maintain assigned agency vehicles
Assist with seasonal projects and ground preservation
