About The Position

McShane Construction Company is looking for a Preconstruction Manager! Is your superpower a data-driven and analytical approach to ground-up building construction? As Preconstruction Manager, you will apply your construction expertise to set up projects for success from the very beginning. Working in a fast-paced environment, you will help multiple project teams navigate a successful bidding/preconstruction process by conceptually building projects and preparing detailed budget estimates. Your knowledge of project scope, subcontractor/vendor pricing, and cost-impacting design decisions will be essential to delivering high-quality, award-winning projects for our clients and communities.

Requirements

  • B.S. in Construction Management, Construction Science, Construction Engineering or related field, or equivalent combination of education and experience.
  • 3+ years’ related experience including at least one years preconstruction or estimating experience
  • Must have thorough competency in On-Screen Takeoff, BlueBeam, iSQft or similar estimating software.
  • Ability and experience in developing Conceptual Budgeting for various product types, with full divisional breakdown from very limited program information or documents. Often, this is necessary to perform from a single site plan.
  • Full-time, in-office position.
  • Must live within one hour of Auburn, AL.
  • Authorization to work in the U.S. required.

Responsibilities

  • Lead the formation of bid teams and coordinate the submission of proposals.
  • Prepare conceptual budget estimates utilizing initial project data.
  • Evaluate and accurately estimate project scope as described in project documents.
  • Support the project management team in the selection and awarding of subcontractors and vendors to facilitate a successful buyout process.
  • Address plan and specification issues during design management and buyout.
  • Develop schedules for assigned projects.
  • Advise clients on cost-impacting design decisions, offering alternatives and value engineering.
  • Prepare detailed budget estimates through precise quantity take-offs and subcontractor/vendor pricing.
  • Compile and maintain both current and historical market rates and unit pricing.
  • Maintain and monitor a qualified subcontractor list for all trades.
  • Request and track bids from subcontractors or vendors.
  • Compile and evaluate subcontractor and vendor bids or quotations, preparing detailed analysis sheets for each trade.
  • Create scope sheets for each specific trade within the bid packages of assigned projects.
  • Build strong relationships with subcontractors, vendors, and clients.
  • Support the development, training, and career advancement of junior staff members.
  • Delegate tasks to estimators or project engineers as needed.
