About The Position

Lead the preconstruction process for commercial construction projects from early conceptual budgeting through final bid submission. Develop accurate cost estimates, lead project-specific estimating teams, manage subcontractor procurement, and collaborate with operations, design teams, and clients throughout the preconstruction process. Established commercial general contractor with decades of successful project delivery throughout the Southeast. Proven experience delivering General Contracting, Construction Management, Design-Build, Civil, and major renovation projects. Diverse portfolio including commercial, retail, healthcare, industrial, institutional, multi-story wood-frame, and site development projects.

Requirements

  • 8+ years of commercial construction estimating and preconstruction experience.
  • Proven success leading preconstruction efforts on complex, competitive commercial construction projects.
  • Experience with commercial projects including retail, healthcare, industrial, institutional, civil, renovation, multi-story wood-frame, and site development.
  • Strong background in conceptual estimating, quantity takeoffs, subcontractor procurement, bid leveling, and bid-day execution.
  • Experience preparing conceptual budgets, GMPs, negotiated proposals, and competitive hard bids.
  • Thorough understanding of commercial construction means and methods, project sequencing, scheduling, constructability, and cost control.
  • Strong leadership, communication, and presentation skills.
  • Experience with Bluebeam, PlanSwift or On-Screen Takeoff, Sage Timberline, Agtek, Microsoft Excel, Microsoft Project, or similar estimating software.

  • Bachelor's degree in Construction Management, Civil Engineering, Construction Engineering, or equivalent experience preferred.

Responsibilities

  • Lead the complete preconstruction process from conceptual budgeting through final bid submission.
  • Prepare conceptual budgets, milestone estimates, detailed quantity takeoffs, and final project estimates throughout all phases of design.
  • Evaluate labor, material, equipment, and subcontractor pricing across all trade disciplines, including self-performed work.
  • Lead project-specific estimating teams through competitive bid submission.
  • Develop bid strategies, manage subcontractor solicitation, perform bid leveling, and ensure complete trade coverage.
  • Partner with operations, architects, engineers, and clients to review constructability, project logistics, scheduling, and value engineering opportunities.
  • Analyze drawings and specifications to identify project risks, scope gaps, and opportunities to improve project value.
  • Present estimates to clients, design teams, and company leadership.
  • Support business development efforts through client engagement and preconstruction presentations.
  • Coordinate project handoff with operations following project award.
