About The Position

Weichert Development Company is hiring a Preconstruction Manager/Estimator in
Morris Plains, NJ.  The Preconstruction Manager/Estimator is responsible for
managing and executing all preconstruction activities, including estimating,
budgeting, and value engineering for a diverse range of commercial, residential,
mixed-use, and adaptive reuse construction projects. This role will report
directly to the VP of Construction and collaborate closely with the construction
and development teams.

Requirements

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred
• Minimum of five (5) to seven (7) years of experience in preconstruction, estimating, or a related role, ideally with commercial, multifamily, or mixed-use projects
• Strong understanding of construction practices, methods, materials, building codes, and standards
• Proficient with construction estimating software (such as Procore, Bluebeam, or On-Screen Takeoff), Microsoft Excel, and scheduling tools
• Excellent analytical, organizational, and negotiation skills
• Exceptional communication skills, able to effectively collaborate across teams and stakeholders

Responsibilities

• Leads the preparation of detailed construction cost estimates and budgets from concept through final project buyout.
• Performs comprehensive plan reviews, identifies potential risks, and suggests value engineering opportunities to optimize cost and efficiency.
• Prepares and distributes subcontractor bid packages, analyzes bid responses, manages bid-leveling processes, and creates detailed bid comparisons.
• Clearly defines scopes of work for subcontractors with the construction team, ensuring alignment with project plans, specifications, and schedules.
• Coordinates closely with project managers and superintendents during the transition from preconstruction to active construction.
• Cultivates and maintains strong relationships with subcontractors and suppliers, maintaining a robust subcontractor network.
• Collaborates with architects, engineers, and team members to enhance constructability reviews and accuracy of estimates.
• Performs other duties as assigned.
