Requirements

Bachelor of Science degree in construction management or related degree.
20+ years of experience working for a GC on large, commercial construction projects.
Demonstrated industry experience managing a preconstruction department for a large, commercial construction general contractor.

Responsibilities

Review and have ultimate accountability for all preconstruction efforts produced by the Southeast division.
Manage the assignments of individuals to effectively and efficiently deliver superior responses to clients.
Coordinate the involvement of estimators, schedulers, project managers, superintendents, MEP managers, BIM managers, LEED accredited professionals, and other specialized employee-owners during preconstruction.
Oversee the implementation of Austin Commercial preconstruction standard practices and ensure submittal consistency across Business Units.
Implement training and development programs to improve the preconstruction process and individual development of direct reports.
Support Business Development in maintaining customer relationships and supporting specific project pursuits, offering technical expertise and advice from lead to pursuit.
Strengthen existing customer relationships.
Create and manage the Digital Infrastructure Preconstruction team.
Develop and maintain subcontractor relationships and actively participate in the Austin Commercial minority and women owned business (MWBE) program.
Provide leadership to the preconstruction team, fostering a collaborative, positive, and responsive environment.
Review all deliverables during the preconstruction process, including Austin Commercial deliverables and tracking of deliverables for other stakeholders.
Review conceptual and programmatic design documents to determine the nature and scope of work, and develop accurate conceptual budgets.
Coordinate with the Preconstruction Manager, Project Manager, and Superintendent to provide Constructability Reviews during all phases of design.
Coordinate with the Preconstruction Manager, Project Manager, Superintendent, and Scheduler to produce and maintain detailed preconstruction and schematic construction schedules.
Examine and analyze estimates, schedules, and constructability reviews for accuracy and sufficiency.
Ensure the Preconstruction Manager coordinates the Contract review process with Corporate Services, reviewing contracts for compliance with RFP qualifications, fee and general conditions, insurance, bonds, and scope of work references.
Actively participate in design meetings with owners and architects in support of the Preconstruction Manager.
Attend industry events to stay current with trends in the Digital Infrastructure industry.
Participate in and ensure all projects hold Preconstruction hand-off meetings led by the Preconstruction Manager and assigned Project Manager.
