Preconstruction Director
About The Position
An established commercial specialty contractor is seeking a senior construction professional to drive strategic growth, develop relationships with major general contractors, and lead preconstruction efforts in the Charlotte market. This is not a traditional estimating or business development role; the position requires construction-process knowledge, experience positioning a company to win major projects, and the relationships and credibility to move opportunities through award. The role leads strategic preconstruction and growth initiatives throughout the Charlotte market, strengthens relationships with regional and national general contractors, and identifies, pursues, and helps secure large commercial construction opportunities. The leader engages general contractors early in design, including schematic design and design development, and coordinates preconstruction efforts to help convert opportunities into awarded projects. The position also supports expansion in data centers, advanced manufacturing, healthcare, and sports and entertainment facilities, working directly with executive leadership on market strategy and high-value pursuits. The company may align the title and responsibilities with the selected candidate’s experience and capabilities.
Requirements
- Strong background in commercial specialty contracting, preferably Division 7, 9, or 10, including drywall, metal stud framing, building envelope, or related scopes.
- Established relationships with major general contractors operating in Charlotte and the Southeast.
- Experience developing relationships, pursuing projects, negotiating opportunities, and winning work.
- Solid understanding of estimating, preconstruction, and the construction bidding process.
- Ability to engage general contractors at conceptual and early design stages.
- Experience with large commercial projects, ideally in data centers, manufacturing, healthcare, or other complex construction environments.
- Strong communication, relationship-building, strategic thinking, and leadership skills.
- Familiarity with the Charlotte construction market, ideally with at least 3–5 years of relevant market experience.

Responsibilities
