About The Position

This role is designed to lead and oversee all mechanical estimating and preconstruction activities for design-build data center projects delivered under negotiated open Guaranteed Maximum Price (GMP) contracts. The primary goal is to provide budget transparency and ensure project execution aligns with evolving design timelines. The ideal candidate must be able to act as a bridge between design development and real-time cost modeling. They are responsible for establishing a reliable GMP while collaborating closely with clients and trade partners to influence system selection and optimize costs.

Requirements

A minimum of 5–10 years in mechanical construction or estimating.
Direct experience with design-build delivery and negotiated GMP contracts.
Mastery of estimating and management tools including Trimble Accubid, BuildingConnected, Procore, and Microsoft Office.
Demonstrated ability to communicate effectively in a professional work environment, including preparing written reports and documentation, conveying information clearly to team members, clients, and stakeholders, and responding appropriately to verbal and written communications related to job duties.
Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain.
Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis.
Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces.
Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors.
Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments.
Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity.

Nice To Haves

Preferred experience in data centers or mission-critical facilities.
LEED accreditation, Certified Professional Estimator (CPE), or PMP.

Responsibilities

Developing and refining detailed mechanical cost models for HVAC systems, chilled water plants, CRAH/CRAC units, and piping infrastructure.
Participating in real-time design coordination with engineers and consultants to ensure constructability and cost-efficiency during the design phase.
Identifying mechanical system risks, scope gaps, and pricing uncertainties early in the preconstruction process.
Leading engagement with subcontractors through early involvement, bid leveling, and scope alignment in an open-book environment.
Presenting complex cost drivers and value engineering options clearly to clients and internal teams.
