About The Position

We’re looking for a highly organized and detail-oriented Pre-Construction & Amenity Specialist to join our SimplyDwell Homes team. In this role, you’ll help support the successful delivery of new communities and amenity centers by coordinating pre-construction activities, maintaining budgets and scopes of work, tracking schedules, and collaborating with multiple departments and trade partners. Requirements

• A bachelor's degree in Business Administration, Supply Chain Management, Construction Management, or a related field is preferred
• A minimum of 2 years of purchasing or field experience in the homebuilding industry, with single and multifamily construction preferred
• Ability to manage multiple projects simultaneously and track schedules
• Solid understanding of purchasing and homebuilding best practices
• Ability to support pricing review, bid comparison, vendor communication, and purchasing-related processes
• Excellent analytical and problem-solving abilities
• Exceptional attention to detail and accuracy
• Excellent communication and interpersonal skills with the ability to work collaboratively in a team environment
• Proficient in using purchasing software, Newstar, and Buildpro experience is a plus
• MS Office Suite with solid knowledge of MS Excel
• Ability to maintain confidentiality when handling pricing, vendor, budget, project, and company information

Responsibilities

• Update and maintain community ops agendas to track the delivery of new communities
• Facilitate pre-construction and development needs with land development to support the timely delivery of new communities to homebuilding
• Assist with design, permitting, development, bidding, and tracking of amenity centers and other common area features
• Facilitate the construction of amenity centers and other common area features with the field team
• Maintain assigned cost types related to pre-construction and amenities, as well as homebuilding cost types with crossover
• Maintain, add, and edit accurate Base Budgets, and run, distribute, and monitor monthly Job Close and Cost of Product Reports
• Collaborate with the Purchasing Manager in creating and maintaining Scopes of Work, Bid Sheets, and Unit Pricing
• Administer accurate quantity take-offs and estimates
• Evaluate supplier performance and communicate any issues or concerns related to quality, delivery, or pricing to the Purchasing Manager for review and follow-up
