About The Position

The Portfolio Manager supports the Regional Manager or District Manager with complete oversight of the financial, operational, safety, and service-related success within their portfolio of properties. The Portfolio Manager oversees all operations at commercial lots and garages in assigned designated zone.

Requirements

  • Associate’s degree and a minimum of two (2) years of related experience and/or training preferred; OR equivalent combination of education and/or experience
  • Must have and maintain a valid driver’s license and clean driving record
  • For insurance purposes, must be at least 18 years of age and be able to pass a criminal background, MVR and drug screen
  • Previous experience working in fast-paced environment with high customer expectations.
  • 2+ years in Management role.
  • Must have experience managing P&Ls.
  • Working extended hours, including evenings and weekends are required.
  • Must be able to use equipment to preform maintenance on the sites
  • Must be willing to travel to different locations on a daily/weekly basis as needed to support operations.
  • Knowledge of Excel, Word, Power Point and General Microsoft Office Applications.
  • Ability to communicate professionally and effectively.
  • Ability to speak, read, and comprehends the English language.
  • Must be open to feedback, differing opinions and other points of view.
  • Demonstrates a sense of urgency and timeliness.
  • Demonstrate the ability to seek improvement.
  • Excellent teambuilding and interpersonal skills.
  • Willingness to work in the elements – heat, wind, snow, rain, etc.

Nice To Haves

  • Prior experience in the hospitality industry (Parking, Restaurants, Hotels,) is preferred.
  • Experience managing multi-site facilities is preferred.

Responsibilities

  • Understands and drives business metrics and performance measurements to ensure effectiveness, high performance, and compliance
  • Demonstrates the ability to improve the financial performance and profitability of the accounts
  • Understands the contractual agreement and recognizes ways to maximize opportunities
  • Perform end of month analysis for each location: verify payroll billback is accurate, revenue generated is accurate, and all expenses attributed to the locations are correct.
  • Demonstrates the ability to positively move the metrics for claims, customer service, and turnover
  • Assist with payroll and ensures that controls are in place for scheduling, overtime, tip reporting, and timekeeping
  • Effectively utilizes standardized business systems as developed by Towne Park and ensures compliance with policies and procedures
  • Ensures that the guest service experience is delivered consistently
  • Works with the Regional Manager/District Manager and talent to forecast and plan for seasonal variances in business to ensure proper staffing levels
  • Understands the client’s service standards and effectively integrates Towne Park’s standards to complement them
  • Is knowledgeable of the client’s service metrics/measurements and ensures Towne Park is helping to drive results
  • Fully understands and utilizes the systems and Equipment provided by Towne Park to control assets and expenditures
  • Maintains a clean, neat work environment including equipment and signage on Daily basis
  • Completes all tasks in a timely manner as instructed by the Regional Manager or District Manager
  • Cooperates with senior management and coworkers to ensure that services can be adequately maintained to meet the needs of internal and external customers
  • Maintains strict confidentiality related to associate and client information
  • Physically performs general maintenance duties and cleaning to adhere to Towne Park standards
  • Help in developing cohesive working relationships with the clients’ staff members
  • Assist the Regional Manager/District Manager in maintaining regular meeting rhythms and communication channels with the client and follows through on commitments
  • Knows when to be present at the site and maintains a high level of visibility
  • Understands what objectives are important to the client and ensures the entire team is focused on exceeding expectations
  • Capitalizes on opportunities to grow Towne Park’s business by building client loyalty and creating clients who are promoters of the company
  • Understands and follows safety and security procedures
  • Practices preventative safety procedures as set forth by Towne Park
  • Reports all accidents and incidents to the Regional Manager/District Manager immediately
  • Uses only equipment trained to use and operates all equipment in a safe manner
  • Reports all potential high-risk areas and safety concerns to the Regional Manager/District Manager
  • Ensures claims are reported timely and accurately and cooperates with the Risk Management department to resolve claims
  • Follows the procedures for reporting on-the-job injuries and works with Human Resources and leadership to effectively manage worker’s compensation cases
  • Adheres to Towne Park employment and payroll policies and procedures to limit exposure to employment claims and litigation
  • Supervise day-to-day operations in all locations
  • Provide oversight and direction to the employees in each location in accordance with the organization's policies and procedures
  • Set a clear mission for staff each day by organizing activities/assigning responsibilities to employees to ensure productivity and full coverage.
  • Ability to think strategically and to lead teams
  • Provide effective performance feedback through employee recognition, rewards, training, and disciplinary action, with the assistance of Human Resources, when necessary.
  • Maintain employee work schedules including assignments, job rotation, training, and paid time off, cover for absenteeism, and overtime scheduling
  • Work with Human Resources staff to recruit, interview, select, hire, and employ an appropriate number of employees.
  • Coach, mentor and develop staff in all areas, including overseeing new employee onboarding and providing career development planning and opportunities.
  • Empower employees to take responsibility for their jobs and goals.
  • Delegate responsibility and expect accountability and regular feedback.
  • Maintains strict confidentiality related to associate and client information.
  • Ensures a safe, secure, and legal work environment.
  • Assists the company in prioritizing sales activities and meets with prospective clients
  • Maintains relationships with present and past clients to obtain references and leads for new opportunities
  • Monitors market for new builds and are opportunity to upgrade current services
  • Identify, pursue, and secure business development opportunities
  • Generate proposal in a professional and timely manner
  • Travel to prospective markets to survey properties and report on potential
  • Build Sales proformas and present during financial review
  • Monitor trends to increase sales and report to leadership
