About The Position

TruAmerica Multifamily is a privately held, fully integrated real estate investment firm that invests in apartment communities located in primary and secondary markets throughout the country. The Portfolio Management Manager leads support of the operations and Asset Management teams in executing strategic business plans. This position also facilitates the company's disposition and refinancing platforms, overseeing an allocated regional portfolio and serving as a key point of contact for assigned asset managers.

Requirements

• Undergraduate degree in business, finance, economics, real estate, or a related field.
• Five or more years of experience in business, finance, economics, real estate, or a related field, with a preferred minimum of two years of real estate experience.
• Strong Microsoft Excel acumen.
• Ability to make decisions using sound judgment, meet targets, and work under pressure.
• Strong multi-tasking skills and close attention to detail.
• Excellent verbal, written, and interpersonal communication skills.
• Highly organized self-starter with the ability to take direction and follow through.
• Ability to apply best practices to facilitate the successful completion of projects.
• A sense of urgency, comfort with ambiguity, a drive for results, and the ability to remain true to the company's brand and image.

Nice To Haves

• Master's degree in business, finance, economics, real estate, or a related field preferred.
• Professional certifications such as CFA or CPA encouraged.

Responsibilities

• Own quarterly reporting, including the schedule of real estate owned (SREO), investor reporting on both a regular and ad hoc basis, portfolio reporting, and fund reporting.
• Support the development and improvement of portfolio management processes, models, and analysis tools.
• Lead the development of a new suite of reports, dashboards, key metrics, and processes supporting the asset management team on a regional basis.
• Oversee the allocated regional portfolio.
• Serve as the key point of contact for assigned asset managers.
• Mentor portfolio management analysts and interns.
• Support a disposition or refinance within the assigned portfolio from the opening of escrow through closing, facilitate proper cash distributions, and address post-closing obligations or concerns.
• Support the transaction process for assets outside of the assigned regional portfolio.
• Pitch recommendations to internal stakeholders, including the Investment Committee, and to external stakeholders.
• Partner with Acquisitions to facilitate recapitalizations when appropriate.
• Prepare property management companies and asset managers for a disposition in order to troubleshoot during a buyer's due diligence process.
• Partner with brokers to provide accurate and realistic Broker Opinions of Value and to design strategic, tailored disposition plans for each asset.
• Act as the point of contact with equity partners during a live transaction.
• Manage key operational improvement efforts.
• Streamline and standardize company reports, schedules, and processes.
• Serve as a RealPage administrator and key liaison between the RealPage support team and the company.
• Build out internal process documentation.
• Supervise the annual budgeting process.
• Lead special projects as needed.
