About The Position

MMS Group is seeking an experienced Portfolio Facilities Director for its corporate office to oversee facilities operations, regulatory compliance, and preventative maintenance for a regional multifamily housing portfolio. This role requires expertise in NY and NJ building inspections, HUD NSPIRE compliance, mechanical building systems, and preventative maintenance programs. The Portfolio Facilities Directors are responsible for all aspects of residential property maintenance, including interior and exterior building inspections and the preventive maintenance program for a group of properties. For fifty years, MMS Group and its affiliates (Arco Management and TUC Management) have been dedicated to quality property management, with a growing portfolio exceeding 40,000 residential units including affordable housing cooperatives, subsidized rental properties, supportive housing, and conventional apartment buildings. The company serves various clients including building owners, governmental agencies, real estate entrepreneurs, financiers, not-for-profit organizations, and cooperative and condominium boards, all sharing a commitment to excellence.

Requirements

  • 7+ years of facilities or building operations experience in multifamily housing
  • Experience overseeing multiple buildings or a regional portfolio
  • Strong knowledge of boiler systems, heating plants, and building mechanical systems
  • Familiarity with NY and NJ housing inspections and regulatory compliance
  • Strong leadership and organizational skills
  • Valid driver’s license and ability to travel between properties
  • Preparing properties for HUD NSPIRE or REAC inspections
  • Managing inspection deficiency corrections
  • Understanding HUD compliance standards and documentation
  • Experience working with federally assisted housing programs

Responsibilities

  • Oversee facilities operations for approximately 10 multifamily residential buildings
  • Ensure compliance with NY and NJ city and state inspection requirements
  • Prepare properties for HUD NSPIRE inspections and manage corrective actions
  • Implement and manage portfolio-wide preventative maintenance programs
  • Provide technical oversight of boilers, heating plants, HVAC, plumbing, and electrical systems
  • Conduct routine property inspections and support on-site maintenance teams
  • Manage contractors and vendors for repairs and capital improvement projects
  • Assist with maintenance budgeting and capital planning
