About The Position

Gulf Coast Association Management (GCAM) is seeking an experienced, Florida-licensed Portfolio Community Association Manager (CAM) to join their growing team. This role involves managing an established portfolio of communities while also helping to onboard and build relationships with new properties. The ideal candidate will take ownership of their communities, acting as the primary professional partner between GCAM and the Boards and communities they manage. This position requires proactive, responsive service and a solutions-focused approach.

Requirements

  • 5+ years of Community Association Management or similar experience.
  • Current Florida CAM license — required.
  • Strong understanding of association budgeting and financial management.
  • Knowledge of applicable Florida community association laws and regulations.
  • Experience working directly with Boards of Directors.
  • Strong vendor and project-management skills.
  • Excellent written and verbal communication skills.
  • Strong organization and time-management skills.
  • The ability to independently prioritize a busy portfolio.
  • A proactive, solutions-focused approach.
  • Strong computer and technology skills.
  • Microsoft Office proficiency.
  • Valid Florida driver's license.

Responsibilities

  • Manage a portfolio of HOA and condominium communities.
  • Serve as the primary point of contact for Boards of Directors.
  • Develop strong relationships with Board members, homeowners, vendors, and internal team members.
  • Organize and attend Board meetings, including preparing agendas, reports, and supporting materials.
  • Assist Boards with executing governing documents and complying with applicable Florida Statutes, including Chapters 718 and 720.
  • Prepare and manage annual budgets and review association financial reports.
  • Code invoices and assist with association financial management.
  • Conduct common-area, property, and covenant/CCR inspections.
  • Coordinate vendors, contractors, maintenance, repairs, and community projects.
  • Identify maintenance and property concerns and provide recommendations to Boards.
  • Address homeowner concerns and assist with enforcement of community rules and regulations.
  • Maintain consistent and professional communication with Boards and residents.
  • Help successfully onboard new communities as GCAM continues to expand.
