About The Position

Seabreeze Management Company is hiring a part-time Porter to help maintain the appearance, cleanliness, and condition of the property. The Porter performs custodial and janitorial work, manages trash and recycling, handles small maintenance tasks, and supports landscape-related work as assigned. The position receives daily assignments from and reports to the General Manager. The role includes cleaning and maintaining interior and exterior areas, managing waste and cleaning supplies, and keeping clubhouse and park restrooms clean and stocked. The Porter must follow applicable safety, security, and chemical-handling procedures. The position is based in an environment that may be hazardous at times and requires care when using tools, machinery, vehicles, and electrical equipment. The schedule is Monday, Wednesday, Friday, and Saturday, 8 a.m. to 5 p.m.; occasional overtime during emergencies and rotating on-call service are required.

Requirements

At least one year of related job experience.
Good communication skills, including the ability to communicate effectively with staff at all organizational levels, verbally and in writing.
Basic knowledge of and ability to use tools and equipment for custodial/janitorial work, trash management, concrete surface cleaning, and general labor.
Ability to use equipment including vacuums, mops, brooms, carpet extractors, and washers and dryers.
High school diploma or equivalent is helpful.
Availability to work Monday, Wednesday, Friday, and Saturday, 8 a.m. to 5 p.m.
Ability to participate in rotating on-call service and work occasional overtime during emergency situations.

Responsibilities

Perform assigned cleaning and maintenance duties, including sweeping, mopping, vacuuming, and shampooing carpets.
Dust, polish, and wipe down building features such as doors, handles, walls, trim, elevators, and handrails.
Power wash courtyards, sidewalks, stairways, and elevated walkways.
Manage trash disposal, separating recycling, landfill, and compost before scheduled pickups.
Clean trash receptacles, bins, and the compactor area.
Replace light bulbs and clean windows.
Maintain appropriate levels of sanitary and cleaning supplies for assigned areas.
Ensure cleaning solutions comply with OSHA requirements for hazardous chemicals.
Follow security procedures and safety precautions.
Clean and restock clubhouse and park restrooms, and properly clean and maintain toilets.
Maintain high standards of personal, professional, and ethical conduct.
Assist the department in maintaining a safe working environment.
