About The Position

Rose Associates is seeking a motivated, customer-focused Residential Property Porter for Westbeth Artists Housing in New York City. The Porter helps maintain the property’s appearance and supports resident satisfaction by cleaning and detailing common areas and outdoor grounds, assisting with property upkeep and minor repairs, preparing vacant apartments, and providing resident and concierge support. The position is performed on-site and requires moving throughout the building to address property matters and interact with residents, staff, vendors, and visitors. The role involves working in areas where domestic pets may be present, including occupied apartments, and requires compliance with workplace safety and OSHA regulations.

Requirements

• High school diploma or equivalent and/or previous experience in a similar role is preferred.
• Ability to operate and maintain landscaping and maintenance equipment.
• Strong communication and interpersonal skills.
• Ability to work a flexible schedule that includes days, nights, weekends, and holidays.
• Work authorization is required.
• Ability to ascend and descend stairs; position oneself in small spaces; and lift and move objects weighing more than 50 pounds.
• Comfort working in varying environmental climates and circumstances.
• Ability to perform the position's essential duties in residential environments where domestic pets may be present, including occupied apartments.

Responsibilities

• Maintain the property's appearance through routine daily, weekly, and monthly tasks, including vacuuming, cleaning, and detailing hallways, lobbies, recreation spaces, outdoor grounds, and landscaping.
• Assist with snow and ice removal during inclement weather and put out and remove rain mats to maintain safe pathways.
• Collect and dispose of trash from common areas and follow proper recycling procedures.
• Work with maintenance staff on minor repairs, painting, water-intrusion cleanup, minor damage, and related service requests.
• Clean vacant units in preparation for apartment turns.
• Respond to resident inquiries and concerns in a timely and professional manner.
• Cover front desk or concierge staff and deliver packages to tenants as needed.
• Comply with workplace safety and OSHA regulations.
• Be present on-site and move throughout the building to address building-related matters and meet with tenants, staff, vendors, and visitors.
