The Porter is responsible for keeping the building and property in clean and orderly condition by performing routine maintenance activities. This includes heavy cleaning duties such as sweeping, mopping, scrubbing, sanitizing, and vacuuming floors. The role also involves dusting, cleaning, and polishing fixtures, furniture, walls, and equipment, as well as cleaning windows, mirrors, and partitions. The Porter will mix cleaning solutions and chemicals, follow procedures for chemical cleaners and power machinery, and may shampoo or steam-clean carpets and rugs. This position manages the inventory of cleaning supplies and notifies managers of needed repairs. The Porter observes the condition of the property, reports and corrects unsafe conditions, and maintains awareness of safety precautions. They ensure storage areas remain locked when not in use, physically walk the property to remove litter and debris, and perform "trash-out" duties at vacated apartments daily, including removing abandoned furniture and trash. The role also involves transferring trash to dumpsters, keeping dumpster doors closed, assisting with "make-ready" duties, and distributing resident communications. The Porter conducts all business in accordance with company policies and procedures, state and federal laws, and performs other duties as assigned. This role may involve the use of artificial intelligence (AI) tools, requiring responsible use, compliance with policies, and review of AI-generated content.
