About The Position

The Porter/Custodian is responsible for upkeep of the property's public and common areas, exteriors, floors, and trash removal. The role also includes litter pickup, sidewalk cleaning, snow removal, groundskeeping, and other maintenance and cleaning duties. The employee works indoors and outdoors in a residential setting and may work independently or as part of a team, supporting managers with special projects. Regular and predictable attendance is an essential function of the job. Duties and responsibilities may change at any time with or without notice.

Requirements

High school education or equivalent.
Ability to read English sufficiently to understand written work orders and instructions.
Basic troubleshooting skills and ability to identify and repair defective system components.
Ability to work independently or as a team member.
Physical ability to occasionally stand, walk, sit, use hands to handle objects, tools, or controls, reach, climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear, and taste or smell.
Ability to occasionally lift or move up to 20 pounds.
Vision abilities including close, distance, color, and peripheral vision, depth perception, and ability to adjust focus.
Regular and predictable attendance.

Nice To Haves

One year of experience in a maintenance, custodial, or groundskeeping role in any industry is preferred.
Strong collaboration and relationship-building skills, including ability to work across functional areas and collaborate with various levels of the organization.

Responsibilities

Read and carry out work orders and requests promptly, thoroughly, and efficiently.
Carry out cleaning schedules and functions.
Inspect exteriors, units, equipment, and systems to determine cleaning needs.
Inspect grounds, parking areas, and fields to determine work needed.
Perform groundskeeping and cleaning functions, including litter pickup, sidewalk cleaning, snow removal, floor care, and trash removal.
Record work, cleaning, and improvements performed.
Inventory, care for, and maintain the property's and/or management company's cleaning products, equipment, materials, and other supplies.
Report unusual or extraordinary circumstances regarding the property or residents.
Diagnose issues; replace or repair parts; test and make adjustments; and report those matters and unusual situations to proper supervision.
Use hand and power tools and apply chemicals while following OSHA standards and company safety policies.
Maintain clean and orderly work areas.
Maintain the required uniform and a professional appearance and courteous attitude.
Assume other duties and responsibilities as delegated.
Maintain regular and predictable attendance.
