This position is considered a Safety-Sensitive position. Applicants who pass the interview process will be subject to drug and alcohol testing. The purpose of this position is technical work, examining construction documents and enforces regulatory codes and other pertinent laws and ordinances within the Building Department. Receives applications and examines plans for multi-family, commercial, and industrial construction, renovation, additions and alterations for compliance with adopted regulatory codes related to the safety of life and property from fire and other natural hazards attributed to the built environment and to provide safety to firefighters and emergency responders during emergency operations. Responsible for reviewing plans that would otherwise be reviewed by the State Fire Marshal's Office, which include but are not limited to; business occupancies three stories or more in height, two story residential occupancies with 12 or more units, covered malls, places of assembly having an aggregate capacity of 300 or more, high hazard industrial occupancies. Reviewing plans for the following occupancies in conjunction with the State Fire Marshal's Office which include: educational occupancies, day care centers, state buildings. Reviewing plans for the following occupancies in conjunction with the State Department of Health which include: hospitals, nursing homes, assisted living facilities. Provides consultation to architects, engineers, developers, general contractors, business owners, and entrepreneurs as to matters relating to their construction projects in light of code requirements. Reviews of all the plans and construction documents for each commercial project prior to the building permit being released including architectural, structural, mechanical, plumbing and civil for code compliance. Confers with field inspectors, office personnel, and other City department representatives in order resolve a variety of code related issues. Organizes the job site building plan set and construction documents in preparation of permit issuance; supervises the filing and archiving of the office copies. Establishes agenda for and chairs weekly interdepartmental Building Plan Review Committee meeting; represents the Building Department in a monthly interdepartmental Civil Plan Review meeting. Researches code issues to answer questions or resolve concerns by field inspectors, industry professionals and the general public. Serves as Secretary to the Plan Review Committee. Prepares and testifies in civil cases before the Construction Board of Adjustments and Appeals when a variance request has been filed. Confers with the Assistant to the Director on work problems of a technical nature. Confers with the Director on matters pertaining to requests for acceptance of alternate equivalent methods of construction, requests to appear before the Construction Board of Adjustment Appeals, and on work-related problems of an administrative nature. Attends State of Tennessee continuing education classes as required. Performs other work as assigned.
