The Planner III requires advanced professional planning experience of high complexity and variety. Employees in this position must exercise independence in judgement and will lead more complex planning assignments. Work is performed under the direction of the Planning and Zoning Manager. This role involves performing advanced professional work related to a variety of planning assignments, managing complex planning studies, development applications, and reviewing consultant proposals. The position also entails reviewing and processing comprehensive plan amendments, re-zonings, annexations, site plans, and plats, as well as developing project budgets, administering the bidding process, and verifying contract expenditures and compliance. The role requires conducting research and preparing statistical reports on land use, physical, social, and economic issues, and providing professional planning assistance to member communities on varied land use projects. Additionally, the position involves developing transportation plans, studies, and analyses on a regional basis, and working in regional program areas relating to natural/water resources planning, community development, hazard mitigation, coastal zone management, and others. Field inspections are performed to gather data and verify compliance with approved plans. The role includes scheduling and conducting meetings with advisory boards and elected officials, presenting findings to staff and governing bodies, and serving as a liaison to committees. This position supervises Planning Technicians, Planning Analysts, Planner I, and Planner II positions. Employees may be required to perform other related duties as assigned, including city-directed work assignments in the event of a declared emergency.
