About The Position

The purpose of this position is to provide planning services for current and long-range planning projects.

Requirements

  • Modern planning principle and practices
  • Social, economic, and business implications of planning
  • Applicable local, state and federal laws, rules, and regulation
  • Customer Service principles
  • Construction and/or development procedures
  • Research methods and techniques
  • Technical writing methods and techniques
  • Valid North Carolina Driver’s License
  • Possession of or ability to obtain Certified Zoning Official Certification (CZO) within two (2) years from date of hire.
  • Applicants must meet the City criteria for an acceptable driving record.

Responsibilities

  • Interprets zoning and code and advises citizens on zoning related matters.
  • Conducts intake with citizens and petitioners for permits, annexations, rezonings, sign packages, and similar development proposals.
  • Receives, manages and distributes development plans for review to multiple City departments.
  • Routes other related planning related documents to impacted City departments for review and comment.
  • Reviews plats and plans to ensure compliance with the Concord Development Ordinance (CDO).
  • Issues permits and conducts zoning inspections to ensure compliance with approved plans.
  • Advises on various issues related to projects to ensure adherence to applicable guidelines, standards, and provisions.
  • Serves as the primary point of contact for sign permits and comprehensive sign packages.
  • Works closely with Planning and Zoning staff to ensure compliance with the special use permit process.
  • Assists in the update and maintenance of the Concord Development Ordinance (CDO).
