About The Position

AirGarage is on a mission to bring real estate online, starting with parking. They replace broken parking machines, fragmented software, and manual operations with a unified, data-rich operating system for parking real estate. They handle payments, dynamic pricing, enforcement, license plate recognition, analytics, and more. By building their technology in-house, they deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. They are backed by top-tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, and Abstract Ventures. This role is the first dedicated performance marketing hire, reporting to the Head of Marketing. The role owns paid media and campaign channels end-to-end, including LinkedIn Ads, paid publications, Google Ads, and testing emerging channels. The goal is to turn paid media into a predictable, scalable source of pipeline for a company selling to commercial real estate owners and leaders. The candidate will inherit a nascent program with early signs of success and will be responsible for closing the gap between reaching the right accounts and getting enough of the right people to take action. This is a build role, working alongside a small marketing team. The role will utilize AI tools daily for automating campaign management, reporting, and creative iteration.

Requirements

  • Run paid B2B ad programs with pipeline accountability.
  • Proficiency in LinkedIn Campaigns Manager, including targeting, running effective tests, and understanding attribution quirks.
  • Rigorous approach to testing: forming hypotheses, isolating variables, setting success criteria before launch, and killing underperforming initiatives.
  • Fluency in the full funnel, understanding what happens after the click and diagnosing issues with audience, creative, offer, or landing page.
  • Scrappiness: ability to use templates and tools to design ads, write copy, and build campaigns independently, prioritizing rapid iteration over polished perfection.
  • Comfort with data: ability to pull metrics, report on them, and explain the difference between influence and causation.
  • Experience using AI tools and building workflows with them.
  • Commercially minded, measuring success by qualified pipeline and revenue, not impressions.

Nice To Haves

  • Experience marketing to commercial real estate, proptech, or another long-cycle B2B category with a small, high-value buyer universe.
  • Experience managing paid newsletter and publication partnerships.
  • Experience running ABM air cover and retargeting programs tied to a sales team's target accounts.
  • Early experience with ChatGPT ads or other emerging channels.

Responsibilities

  • Own and scale LinkedIn Ads efficiently, running it as a testing engine for creative, CTAs, offers, and landing page experiences against tightly segmented ICP audiences. Determine how it should play into our ABM motion.
  • Test the viability of new paid channels, running structured, time-boxed tests on platforms like Meta, ChatGPT, and others. Define the hypothesis and success/kill criteria upfront. Report clearly on what should earn more investment and what didn't. Maintain and optimize Google Ads for efficiency.
  • Run paid publications and partnerships, taking ownership of placements with outlets like CRE Daily, The Promote, and Commercial Observer. Manage relationships, creative, and measurement. Scout new publications and opportunities.
  • Build the measurement layer, partnering with sales ops and the data team on attribution as we move from first-touch to multi-touch. Ensure every dollar spent is measured. Own reporting on spend, MQLs, SQLs, and pipeline influence.
  • Run campaigns as part of integrated plays, partnering with the ABM marketer. Paid media will run in tandem with newsletter sponsorships, outbound sequences, and ABM programs pushing the same message. Coordinate paid media with the rest of the campaign for a unified prospect experience.
  • Automate the minutiae by building workflows with AI and tools like n8n for audience syncing, suppression, reporting, and creative production.
  • Produce own creative with limited support from an in-house designer, using templates and AI design tools to create static, video, and gif variations to ensure testing velocity is not gated by design capacity.
