People and Operations Specialist

SailTwin Cities, MN
Hybrid

About The Position

Seeking a warm, polished property management professional who loves attracting great new talent to SAIL and helping them transition into their new role. This is a hybrid role at the center of SAIL’s hiring, onboarding, and operational execution. You will partner with leadership to recruit and screen candidates, administer Culture Index assessments, conduct first-round interviews, deliver a polished onboarding experience, support training and L&D initiatives, and provide floating operational support across property management — including extended on-site presence when SAIL is onboarding new properties and people or working through site team transitions. Payroll and benefits are handled by Accounting, which frees this role to focus on the human and operational work that actually shapes the employee experience, while still serving as a friendly first point of contact for employee questions that arise day to day. A typical week includes candidate sourcing and first-round interviews, Culture Index administration and interpretation, coordinating new hire onboarding and training, supporting Minnesota employment compliance touchpoints, and providing floating PM support at SAIL communities — light-touch some weeks, full immersion during onboarding and transition periods.

Requirements

  • 2+ years of experience in multifamily property management, HR, recruiting, or L&D; multifamily property management experience strongly preferred
  • Bachelor’s degree in Human Resources, Business, Communications, or related field preferred
  • Demonstrated ability to juggle multiple priorities without losing accuracy or polish
  • Strong written and verbal communication with professional judgment and warmth
  • Comfortable conducting interviews and representing SAIL to candidates
  • Proficiency in Microsoft 365
  • Valid driver’s license and reliable transportation required

Nice To Haves

  • SHRM-CP, aPHR, or relevant HR coursework a strong plus
  • Experience with Paylocity, Monday.com, Yardi, or Culture Index a plus

Responsibilities

  • Own the front end of SAIL’s hiring process — sourcing candidates, screening applications, administering Culture Index assessments, and conducting first-round interviews.
  • Deliver qualified shortlists paired with Culture Index insights to hiring managers and keep candidates engaged and well-informed from first contact through signed offer.
  • Own the new hire experience from signed offer through the 90-day mark, coordinating paperwork and system setup in Paylocity, delivering New Employee Orientation, supporting SAIL Standard training, and ensuring every new team member feels genuinely welcomed and prepared.
  • Act as the friendly first stop for employees with questions — about policies, benefits, or where to go for something that’s not your lane.
  • Support engagement efforts including pulse surveys and Culture Index follow-through for existing employees, and produce the monthly HR metrics report.
  • Manage the day-to-day compliance touchpoints: I-9 verification and audits, Earned Sick and Safe Time tracking, pay transparency review on job postings, new hire state reporting, and ensuring required workplace postings are current at every SAIL location.
  • Provide on-site support when communities need it — during a new property onboarding, a lease-up, or a site team transition.
  • Handle administrative priorities for SAIL leadership, including scheduling, document preparation, and follow-through.

Benefits

  • Base salary $60,000 to $75,000 DOQ, plus performance-based bonus potential
  • Medical, dental, vision, 401(k), paid time off, company holidays, MN Earned Sick and Safe Time
  • Mileage reimbursement for travel between corporate and SAIL communities
  • Ongoing professional development, including support for SHRM-CP, aPHR, or ATD certification
  • A defined growth path into HR, L&D, or Talent leadership as SAIL scales toward the 25 in 35 vision
