Operations Maintenance Technician (Door Installer/ Carpenter) (Full Time) - Open House - Thursday, November 5th
About The Position
The Operations Maintenance Technician maintains American Dream’s interior and exterior facilities in good repair and performs specified carpentry work throughout designated areas, particularly on doors and door hardware. The role also supports event setups, general building and commercial plumbing repairs, landscaping, snow removal, custodial work, painting, exterior cleaning, and minor parking-garage repairs. The technician provides guest service and assists maintenance team members and other departments as requested by supervisors. This position requires variable and/or rotating shifts, including nights, weekends, and holidays, and work outdoors in all weather conditions. Duties may involve operating maintenance equipment, working at heights between 10 and 35 feet, and performing physical tasks such as lifting, carrying, pushing, pulling, standing, bending, and moving. Other duties may be assigned.
Requirements
- Must be at least 18 years of age.
- One to three years of experience in a building maintenance position.
- Strong knowledge and demonstrated work experience in carpentry.
- At least six months of previous experience using outdoor maintenance equipment such as tractors, mowers, weed trimmers, and snow-removal equipment.
- Ability to operate aerial lifts to 35 feet.
- Working knowledge of the safe handling and operation of equipment and materials used in landscape maintenance and custodial duties.
- Ability to work variable and/or rotating shifts, including nights, weekends, and holidays.
- Ability to work outdoors in all weather conditions.
- Ability to understand simple verbal and/or written instructions.
- Ability to perform some or all physical tasks involved in lifting, driving, sweeping, mowing, and related exterior custodial or maintenance duties.
- Ability to meet the listed physical demands, including standing and moving frequently; lifting and carrying up to 75 pounds; pushing and pulling; and working at heights between 10 and 35 feet.

- Graduation from a trade or vocational school program in building maintenance or a related field.
- Knowledge of ceramic tile repair and installation.
- Knowledge of the building maintenance industry.
Responsibilities
- Set up marketing and event areas, including stanchions, stages, chairs, and special assemblies or construction.
- Perform designated carpentry work throughout the facility, particularly on doors and door hardware.
- Perform commercial plumbing repairs and clear drain stoppages.
- Maintain the safety of the immediate work area and surrounding areas.
- Perform landscape maintenance, including mowing, trimming, and watering.
- Remove snow using a tractor with plow, snow blower, or shovel.
- Empty ash and trash containers and take waste to appropriate areas.
- Use power washers to clean exterior areas.
- Perform small parking-garage maintenance repairs, including gate-arm replacements, sign repairs, and exterior-lighting changes.
- Paint communal areas, offices, and service-corridor walls.
- Operate a motorized Cushman cart to haul debris to the recycling center when needed.
- Provide outstanding internal and external guest service.
- Maintain and repair American Dream property.
- Support maintenance team members and other departments as requested by supervisors.
- Perform other duties as assigned.
