What you will do Facility management of a newly constructed electric vehicle battery manufacturing plant in Glendale, KY. This is an Operations & Maintenance contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions. The Operations Manager is responsible for the hard services of the facility, manages the client relationship, directly leads a team of technical staff and scheduler/planners, plans preventative maintenance, repairs, lifecycles and develops and manages budgets. A great amount of attention to managing the customer expectations is required along with transparent communication. The role requires coordination and oversight of work with technical trades and engineers.
Requirements
- Ability to comprehend contract terms and performance requirements.
- Ability to read blueprint and as-built drawings.
- Knowledge of OSHA codes and regulations.
Nice To Haves
- Bachelor’s degree in electrical or mechanical Engineering or equivalent.
- 10 years or more experience in a Facility Management discipline.
- Five years of HVAC, Facilities, Housing or a parallel industry.
- Two years of management leadership experience.
- BOMA and/or IFMA designation (RPA/CFM).
- Directing, planning, developing, and implementing strategic and operational plans.
- Management of multi-disciplinary teams and working groups.
- Leading customer meetings.
- Managing to meet contract technical requirements.
- Developing a team culture oriented to Customer Satisfaction and Continuous Improvement.
- Accomplishing preventive maintenance management and repairs for HVAC, Boilers, Chillers, Pumps, CRAC Units, electrical systems, fire alarm systems, security systems, and building automation systems.
- Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance.
- Working on mission critical projects.
Responsibilities
- Facility management of a newly constructed electric vehicle battery manufacturing plant.
- Provide hard services of MEP equipment within the facility.
- Maintain a seamless environment by assuring equipment is performing to specifications.
- Manage the client relationship.
- Directly lead a team of technical staff and scheduler/planners.
- Plan preventative maintenance, repairs, and lifecycles.
- Develop and manage budgets.
- Manage customer expectations and provide transparent communication.
- Coordinate and oversee work with technical trades and engineers.
- Serve as a role model, mentor, and valued resource.
- Comprehend contract terms and performance requirements and work closely with the customer to ensure alignment with contract requirements and operational policies.
- Keep penalties to a minimum by managing rectification response times.
- Assure that the quality of information entered into the CMMS is sufficient.
- Administer the documentation requesting extensions and relief for repair work.
- Support the development of monthly performance reports.
- Review and proactively establish procedures.
- Oversight of the day-to-day and long-term work activities.
- Manage supervisors and staff which includes hiring, promoting, recognition, performance improvement plans, and monitors performance objectives.
- Train project employees and administer JCI policies, procedures, and standards.
- Provide technical and management guidance to the team.
- Ensure all Operations & Maintenance (O&M) work is performed in accordance with the Technical Provisions and approved documents.
- Manage and support change order requests.
- Post construction warranty management.
