About The Position

Keel Custom Homes is seeking a decisive and positive Operations Director for Residential Construction in the Greater Richmond, Virginia area. This full-time role is responsible for the entire contract-to-start process, including people, schedule, systems, and results. The company builds custom and semi-custom homes on customers' land and is guided by core values of Service First, Always Do the Right Thing, Constant Pursuit of Excellence, and Have Fun. Their ten-year goal is to close 500 homes by 2035. This position reports to the Division Manager.

Requirements

  • Significant residential construction experience, preferably custom or semi-custom.
  • Proven success leading a preconstruction, design, estimating, or construction team.
  • Ability to read plans and identify constructability, coordination, spec, and budget issues early.
  • Track record of removing bottlenecks and shortening turnaround times.
  • Strong business judgment, decisiveness under incomplete information, and comfort settling conflicts across departments.
  • Working knowledge of permitting, engineering coordination, plan development, selections, scheduling, estimating, and construction.

  • Buildertrend or comparable residential construction software experience.

Responsibilities

  • Owning annual and monthly construction-start projections, and contract-to-start turnaround time.
  • Leading, training, and developing the selections, estimating, drafting, design, and project coordination team, including weekly 1 on 1's and quarterly reviews.
  • Maintaining a live, visible schedule for every project in the preconstruction backlog, and leading the weekly meeting that moves it forward.
  • Ensuring accurate, synchronized start packages: final plans, specs, selections, and budgets.
  • Collaborating with Sales, Design, Estimating, and Construction, and managing relationships with engineers, jurisdictions, suppliers, and trades.
  • Continuously improving the process and reporting departmental performance to the management team.
