Operating Engineer – JLL What this job involves: As a site-based Operating Engineer at JLL, you will be responsible for the reliable operation, maintenance, troubleshooting, and repair of building and facility systems. This role is critical to ensuring a safe, efficient, and high-performing environment for our client. You will apply deep technical expertise in at least one core trade (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while remaining multi-skilled across other disciplines to support daily operations and long-term facility performance. What your day-to-day will look like: Operate, maintain, troubleshoot, and repair mechanical, electrical, HVAC, plumbing, fire/life safety, structural, furniture, and control systems. Perform preventive and corrective maintenance, including cleaning, inspecting, calibrating, and replacing components to ensure optimal system performance. Monitor equipment performance, record readings, and make operational adjustments as required. Coordinate and oversee contracted maintenance activities, including monitoring quality, safety, and pricing. Review service request trends to identify recurring issues and implement corrective actions. Manage maintenance-related purchasing, inventory control, and vendor interactions. Maintain a clean, safe work environment and ensure compliance with safety procedures and hazardous material handling requirements.

Requirements

  • High School Diploma or GED equivalent.
  • Two years of trade schooling in electrical systems design, refrigeration, and/or HVAC.
  • EPA Universal CFC Certification (or ability to obtain within 90 days of employment).
  • Demonstrated technical expertise in at least one core craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations).
  • Ability to analyze building systems, diagnose malfunctions, and implement corrective actions.
  • Working knowledge of computer applications, including Microsoft Word and Excel.
  • Ability to meet physical job requirements, including lifting up to 50 pounds and working in varied environmental conditions.
  • Membership in IUOE Local 399 required within 60 days of employment start date.

Nice To Haves

  • Multi-skilled experience across additional building trades beyond primary craft.
  • Experience working in a site-based, mission-critical, or commercial facility environment.
  • Familiarity with preventive maintenance programs and work order management systems.
  • Experience coordinating with external vendors and service providers.
  • Basic understanding of building automation or control systems.
  • Strong attention to detail and commitment to quality and safety standards.
