About The Position

The Operating Engineer is responsible for ensuring efficient building systems operations and maintaining assigned building system equipment. This position will report to work at our Aspiria campus Central Plant located in Overland Park, KS. Shift Options We have one open position and are flexible on shift assignment. Candidates interested in any of the following schedules are encouraged to apply: 2nd Shift, Option A: Monday–Friday, 3:00–11:30 PM 2nd Shift, Option B: Tuesday–Saturday, 3:00–11:30 PM (2:00–10:30 PM on Saturdays) 3rd Shift, Option A: Sunday–Wednesday, ~9:00 PM–7:00 AM (condensed 4-day workweek) 3rd Shift, Option B: Wednesday–Saturday, ~9:00 PM–7:00 AM (condensed 4-day workweek)

Requirements

  • Thorough knowledge in all building systems operations, maintenance, and repairs.
  • Working knowledge of energy management systems, techniques, and operations.
  • Solid analytical and problem-solving skills.
  • Strong time management, organization, and prioritization skills.
  • Ability to see details at close range (within a few feet of the observer).
  • Ability to use lower back muscles and/or abdomen to support part of the body repeatedly or continuously over sustained period without “giving out” or becoming fatigued.
  • Ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects.
  • Ability to match or detect differences between colors, including shades of color and brightness.
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
  • Involves movement between departments, floors, and properties to facilitate work.
  • Ability to speak clearly so others can understand you.
  • Ability to read and understand information presented orally and in writing.
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.

  • Technical, vocational, or on-the-job training in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Valid driver’s license and insurable driving record.
  • Basic proficiency with Office365 Suite, specifically Outlook, Teams, and Word.

Nice To Haves

  • Prior experience in a commercial property setting is preferred, but not required.
  • Equivalent combinations of education and experience will be considered.

Responsibilities

  • Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems, etc.
  • Verify field conditions and perform any necessary repairs or adjustments.
  • Monitor Energy Management system and respond to system alerts as needed.
  • Perform preventive maintenance duties such as changing filters, cleaning coils, punching tubes, greasing fan, pump, and motor bearings as required, inspecting, and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating, and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed.
  • Inspect mechanical and equipment, fan room equipment, all motors, house pumps, electric rooms, back-up generator, replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris.
  • Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits.
  • Perform other fire and life safety inspections as per local jurisdiction, Occidental Management standards, building protocol, or as directed by immediate supervisor.
