About The Position

The Operating Engineer plays a vital role in maintaining the operational excellence and reliability of our facilities. In this hands-on technical position, you'll support critical mechanical, electrical, and plumbing systems while conducting inspections and repairs throughout assigned properties. Working closely with the Chief Engineer and building team, you'll help ensure seamless facility operations that minimize disruption and maximize efficiency. This role offers an excellent opportunity to develop your technical expertise while contributing directly to the safety, comfort, and functionality of our managed properties. Your work will directly impact tenant satisfaction and building performance, making you an essential part of JLL's facilities management success.

Requirements

  • Minimum of three (3) years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical systems
  • Valid state driver's license and ability to maintain licensure
  • High school diploma or GED equivalent
  • Ability to lift a minimum of 50 lbs., safely use ladders, and demonstrate strong mechanical and electrical aptitude
  • Proficiency with hand tools, power tools, and equipment required to complete assigned tasks (candidate must provide own basic hand tools)
  • Strong communication skills in English, both oral and written, with ability to use Windows-based computers

Nice To Haves

  • Successful completion of the annual JLL Engineering Operations Compliance Program (OCP) with an agreed-upon passing score as determined by the General Manager
  • Completion of an applicable technical training program in building maintenance, mechanical systems, or related field
  • Experience with computerized maintenance management systems (CMMS) and work order documentation
  • Knowledge of OSHA safety standards and building code requirements
  • Familiarity with energy management and building automation systems
  • Previous experience working in commercial real estate or corporate facility environments
  • Self-motivated individual with proven ability to work independently or collaboratively as part of a team
  • Demonstrated ability to recognize safety hazards and propose effective elimination methods

Responsibilities

  • Perform inspections, maintenance, and repairs on mechanical, electrical, and plumbing equipment and systems, ensuring reliable operation of base building and critical environment functions
  • Execute preventative and predictive maintenance routines, equipment rounds, and service requests while maintaining detailed written reports and logs for the Chief Engineer
  • Conduct repairs to building interior and exterior areas including walls, flooring, installed fixtures, roofing systems, lighting, HVAC components, and plumbing systems
  • Supervise and monitor contractor performance to ensure work is completed efficiently with minimal disruption to building operations and occupants
  • Move office furniture, machinery, equipment, and materials as requested, using proper safety protocols and lifting techniques
  • Respond to emergency repairs and perform off-hours preventative maintenance during nights and weekends as directed
  • Document work performance and materials procurement using the work order system while maintaining clean, safe work areas in compliance with established standards and safety procedures
